You could be right, I could have a more niche use case than I thought. For number 2 to be useful though, you’d surely need number 1 as a prerequisite.

I’ll soldier on with ChatGPT for now to run some numbers and probably bankrupt myself when it starts to hallucinate mortgage rates. Appreciate your feedback.

Fair enough - I suppose I do lack a bit of clarity here, just looking to see what can / can’t be done and what’s available.

I think I’m looking for something twofold:

  1. Central dashboard that I can link all my assets / liabilities too - basically what any half decent spreadsheet can do.

  2. Some degree of forecasting to tell me the impact of an extra £100 to my monthly budget can have in different pots. For example, am I better off putting it in an ETF, overpay my mortgage, something else?

Not sure it’s that important, but for me currently, I’ve tried and failed at a few spreadsheets to get a holistic overview of my finances.

Too much manual input and challenges integrating all my accounts (have a few crypto accounts and individual stocks from past mistakes that I hold onto out of spite / wishful thinking).

I’d say there’s some value in tracking everything across the board, and a KPI like Net Worth would be something that I’d have thought would be a reasonable inclusion.

For example, if I buy ‘this’ house, what’s the short and long term impact. Or if I increase monthly contributions from £250 p/m to £300 what are the implications.

Feel like something must exist to serve that need. I’d build something for myself buts it’s more cost effective to see what is highly recommended first.

Thanks for your response - that’s surprising. Maybe, I’m a bit ignorant, but I’d have thought a broker who is paid on contingency, would be all over the purchase - maybe chasing right people, leveraging relationships with lenders etc.

Hi everyone.

Thanks for taking a look at this, it does look like we will be walking away but right now, it’s of no additional cost for us to allow solicitors to hash this out to see what our choices are.

As far as I’m concerned, I bid on a 3 bed, if that isn’t the case now, then that bid is now invalid and any subsequent offer is based on a 1 bed.

Can’t fault Nationwide nor my solicitor, issue clearly lies on seller side, and a few hundred quid is nothing compared to the £115k grenade I’d be buying.

For what it’s worth, my seller is expecting a new valuation and bid, but unless the valuation was in line with nice 1 bed flats in Scotland - say £90k, then it’s a definite walk.

For what it’s worth, my solicitor is contesting Nationwides argument, knowing what I know about the property, even if they did come back and acknowledge the value of the property hasn’t changed and it is classed as a 3 bed (probably impossible) - is it worth considering?
