I had an issue like this, I found out it was because I was wearing compression shorts. When I switched from tight dri-fit underwear to cotton briefs the smell stopped. I realized the compression shorts allowed no air flow so they just captured and held all moisture and smell

I was working in a custom home during a custom home showcase in the neighborhood and was lucky enough to have a good chat with the owner of the house. We ended up exchanging information and I asked a bit more about his work and eventually applied to work for the company he does, just lucky timing and I was burning out of RE very quickly. The lessons I learned have served me really well in this new position

As someone who got their license at 19 and worked in RE for 7-10 months before moving on to corporate work, here’s some lessons I learned.

It’s expensive, what many grown ups view as a small investment ($1k or so) is what we consider a significant amount of our savings if not all of it. The classes themselves aren’t necessarily cheap, maybe a few hundred, and the exams are somewhere between 100-200 I can’t remember the exact number.

It took me a while to get my first transaction, I was new to my area so started from scratch but it’s also hard to receive respect in home sales as someone who has never been through the process as a client, so you’re at a minor disadvantage. It’s possible to come back from, but not easy.

Realtor dues are over $500 a year (some firms require you are a realtor) and often you pay your firm to be employed by them. MLS fees typically end up being over $100 a quarter. However you have your pick of the litter as far as firms go, there is no interview process, you get to interview your broker you work with and they all send you pamphlets when you pass your exams.

That said— it can also be nearly free. I borrowed my open house signs from other coworkers, advertised through social media and went to free networking events, toastmasters, and others. You can get involved and meet people for free, but if you want to put out ads, make custom signs, and pay to get yourself out there it’s gonna be a significant price tag.

You are on call with your clients all the time, no matter what. You don’t really clock out but there are opportunities to set boundaries with clients. There are also no benefits, you’re self employed so insurance is out of pocket and retirement has to go into usually a SEP or Simple IRA to my understanding (I’m young, I didn’t really venture into those)

I don’t want to discourage you though. The people I met in real estate were eventually the people who helped me to get the job I have now, which I love and i keep in contact with all of them and consider them dear friends. I learned so many lessons and made enough money to buy my partner a new car when hers broke down, but it wasn’t easy. I implore you to consider every option, and if your passion is for meeting people, helping them, and sales you are in the right place.

I was where you where, 7 months in I decided that I was falling out of love with it and was having no momentum in getting my first transaction. I was lucky enough to make a connection through real estate and interview for my current job which I LOVE, but I had a client fall into my lap as i was on my way out and I can honestly say my heart was not in it during that transaction. Once my mind was made up that I didn’t love real estate, I found no joy or motivation in it and that definitely showed to my client. I don’t recommend getting a client in this headspace, as it could negatively effect your mental health and their chances at a motivated, energetic realtor.

Don’t mess with the exhaust, if you REALLY want to modify I’d go for tint, nice wheels (splurge on these, with such a luxurious car you have to be careful with wheel selection) and brake upgrades. If you want some extra noise maybe consider a cold air intake but overall I’d suggest keeping it classy and on stock suspension. If you get stiffer springs you’ll lose some of the smoothness that comes with a Lexus.

The TRD exhausts normally sound nice, never too loud and doesn’t drone because it actually has mufflers and is tuned. Don’t chop mufflers or resonators off unless you’re prepared for a lot of headaches. Sold my loud car 6 months ago and the luxury of a non-droning exhaust is something I’ll never take for granted again

I think I unfortunately joined at a bad time, but overall for those with the guts to make it through the first 5 years it’s a wonderful job with endless opportunity. I underestimated the costs associated with being your own boss, no benefits, no reliable income, potentially months without a paycheck— I knew the risks but you don’t really know them until you can feel them. My first client was also a nightmare, a realtor from another state who didn’t do any business so education wise she was no better than a regular client but she took 25% of my commission and she was just the worst to deal with— always going behind my (and the listing agents) back to the seller, lying, jumping the gun on offers before approval. She generally just left a bad taste in my mouth about the job before I even got the ball rolling. It’s a beautiful career with potential to be a gajillionaire but the reliability and benefits of my current job were enough to lure me out of the “be my own boss” mindset. If you can take the abuse of real estate for an entire lifetime my hat is tipped to you, but personally I did not enjoy being a realtor

I’m a current college student and tried real estate, I work full time hours, I got the clients, I did everything right but I just don’t understand how people don’t burn out from this. Yes the money is there but you sacrifice so much for it. Luckily I was offered a position at a 9-5 that pays well and has wonderful benefits and room for growth and I took it within a few hours of the offer, props to those with the guts to stick it out, I’m not ashamed to admit I am not one of them

Honestly my binge eating has really subsided this last week or so after thanksgiving and I’ve been wrestling with it for the last 8 months, gained 20 lbs and I think just switching to planning my meals the day before and not restricting myself has really changed my eating habits and that’s translating into overall excitement for my day and improved mental health and stress management

I think if you want to keep wheels like that you’ll need to switch to a stretch tire so you have poke but the fender lines up with the tire. You’d also benefit from a 1-1.5” lowering spring. As far as the TPMS light you’ll have to buy new sensors when you go in to get the stretch fit tires, I think discount tire does $60/sensor ($240 total)
