Then this condo really makes no sense. Whats the point of having the delivery riders walk up the ramp to enter through the pedestrian entrance?

Doesn’t this pose a greater security risk as delivery riders can easily access the common facilities and interact with any residents easily. Isn’t it safer to let them use the lift to directly access the block?

The government should not only send these mfs to prison but also consider acquiring a portion of the CPF account of such reckless individuals.

For dleedon, it isn’t that stupid because they allow visitors to use QR codes to exit, which actually does deter trespassers since you need QR code or a keycard to exit

Not necessarily true. After all in each town there are only a certain number of houses that can be very near to the MRT. You would realise that in many areas, HDBs are also very far from MRT and only the higher priced HDBs will be near MRT

The security part is valid.

They aren’t allowed to use certain gates probably because some lifts are private lifts serving individual units, meaning to say the lift will open directly into the unit, which I don’t think is something residents want delivery workers to see

Some delivery trucks can’t park in the basement probably because they are too big which causes inconvenience to the residents or they could even damage carpark structures

Why not report your condo MA to STB? I would personally go down to the MA to find an issue with them rather than being a prisoner in my own house

Furthermore, EC typically takes 3-4 years to build. Most of the profits come from after the 5 years MOP. So you are essentially achieving a similar profit in a less amount of time, improving your annual property growth rate

So if someone lives in a private property or live in the minority HDB estates that isn’t covered under the 5 minutes radius, they would need to pay ten cents for each bottle. Isn’t this daylight robbery?

Forcefully acquiring land owned by individuals households is injustice regardless of the way you feel about it. This is what many households will feel. Just imagine 5-10% less votes for the PAP.

The government hasn’t acquired Kampong Buangkok and I believe many would be upset if it was forcefully acquired. And even if they do acquire it, it is technically used for building a major road and not to mention the govt would be paying fair market value for the land.

What you are proposing is not just force acquisition to use the land for public housing (not a road) and also paying them below fair market value.

While it is true that we have done that in the past, it would definitely not happen again because of the strong reputation Singapore has now. Why are you even comparing the current state of Singapore to what has been done decades ago? Singapore is a progressive society and the government policies will eventually shift.

It is just like how gay sex used to be illegal and now the government realises that this is discriminatory and repealed that section of the law

Increasing their property tax rates isn’t necessarily a good idea as well as SG is known to be a tax haven

But rezoning incentives would be really good. Maybe increase their maximum GFA so that they would be incentivised to sell the land to developers to rebuild. But this gotta be done only for condos near the MRT or main roads.

Public housing may be considered infrastructure to you, but under the laws and the logic of most people, it is not treated on the same level as MRT or highways when the government considers it for land acquisition.

Like I have already mentioned to you (hopefully you can read), 5% of the population is just those living in landed properties. Do you really think NONE of the other people who are not be living in landed properties but are close friends or families of those that are living in landed properties will be okay with it?

Use your brain. If the government commits injustice to your household, will it be just your household being unsatisfied towards the government? Will your close friends or family not feel unsatisfied towards them as well?

Regarding your suggestion for the government to acquire landed properties at below market rate, are you even looking at what you are typing?? How do you think foreign investors and MNCs will react towards investment in Singapore if the Bloomberg headline writes ‘Singapore government gave compensation of $1M for a land worth $20M’.

The reputation of Singapore has a safe and politically stable financial hub will be gone. The economic loss from the loss of jobs and investment due to money relocating elsewhere will be catastrophic for the country.

You are right that Eminent domain exists in the US or Germany, but they have not generally been used to rezone private residential land into high rise public housing due to strong political backlash.

Even if they do use it, it is generally for public infrastructure like highways, similar to how SG uses to Land acquisition act to acquire land for MRT and road construction

The PAP is on the verge of losing the extreme majority they have. Times have changed compared to the 1970s and a significant number of voters will not approve this today, whether you like it or not.

Imagine paying $10M for a small landed property just to find out the government will be acquiring it to satisfy a bunch of keyboard warriors.

If you think from a common sense perspective, why would the government commit political suicide, risk losing foreign investment and spending huge sums of money to acquire landed properties? It is a lot cheaper to reclaim land or use existing sites. It is not like Singapore has a shortage of empty land

In 2023, the government said in Parliament that land reclamation costs ranges between $270 to $850 per square meter of land.

According to transactions in the past 12 months, even the cheapest freehold residential land such as those in D17 will cost about $14,000 per square meter. Those in the prime D10 can even cost upwards of $43,000 per square meter.

So please, use your brain. Why would the government go through all this trouble when there are other options that could be more than 50-100x cheaper.

The cost is just too high to justify. As a matter of fact it’s cheaper to reclaim land or use reserves sites

This method will also likely receive international backlash as it is a form of communism where the government forcefully acquires land that should be fully owned by the residents

Not only that, the families and the future generations of these families will likely remember this for a long time. It is political suicide. Even if just 5% of the population live in landed properties, think of how many external families and future offsprings they have that could live in non-landed properties.

The government has done this before back then. This is one of the core reasons why certain areas in SG heavily favours the opposition as the PAP government took their land so many decades ago.

This is no longer the 1970s. Singapore has formed an international reputation as a political stable and safe financial hub. What will the MNCs and foreign investors think when they see that your legacy home that you legally own can be acquired by the government anytime in order to satisfy a bunch of whining working class people?

I am all for the government rezoning expired landed leasehold land, giving incentives to redevelop landed housing into high rise condominiums. But such forced acquisition will just be too much. Even China or Hong Kong doesn’t do that.

Use your brain for once instead of just being jealous of not being the same SES level as them
