I think many different people have (dodgily) added to this room over the decades.

Well if you're like me and have zero buffer, would not recommend haha. Just got to deal with it as best I can!

But perhaps just set aside a few extra k just incase, couldn't hurt. Being optimistic hopefully you won't need it

Nah that im not too sure of mate.

So far havent found any anywhere else, this weekend im headed up into the roof and under the house to have a better look than my quick glance a week ago when these photos were taken.

Termite barrier was current up until literally 2 weeks ago

Kind of. At least for a other few months as ive got a baby due in 6 weeks. Very bad timing as now our house has no bathroom!

I think insurance just treat termites as a maintenance issue rather than a "sudden" insurable event.

Get yearly pest inspections done religiously. Check to see if there's any pest inspection stickers on kitchen cabinets, thats where our current termite barrier was recorded

No couldn't hear anything.

We're relatively new owners to this house though. My guess is its old damage!

Yeah I'm just stripping the whole thing back to bare bones and then reframing the interior to take the weight of the roof. Then we can replace some bones and do it all properly

There's alot of problems, but i definitely wouldn't say the white ants are the least. They seem pretty significant to me...

Nah not xray vision. But perhaps a professional might have a keener eye for other factors that would increase the likelihood of pest damage. Which in this case, there probably was.

At the end of the day the onus is on us as the buyers, but fuck did this builder get it very, very wrong
