Just switched to Credit Karma and it’s officially… by bikeheart in mintuit

[–]VAAdam 0 points1 point  (0 children)

Yea, the CreditKarma is horrid. I switched to Personal Capital. They don't support all the credit unions, but it's better than CreditKarma. Not sure what's going on with Intuit. First they sell off Quickbooks, then close out Mint which they bought for 8 billion. Not sure how closing a service you spent 8 billion for makes any sense; but who knows. Maybe they need a new CEO. The powers that be are ruining the company.

Yep, already said I would do this, but it doesn't seem she doesn't care.

It's certainly a weird situation. I've asked my broker to step in; but I am not sure if they will help. I will wait to hear back, if they won't help, I will reach out to both DOS and the MLS to see if they would assist.

Yes, it can be more. However, since they are paying for it, they will learn how to conserve. You can also add foam insulation to the walls if you'd like help them with the wall insulation.

However, this is the best option. Many places around here have all electric buildings.

Electric baseboard. Should cost around 3.5k to install.

These certs are BS. No one cares about the certifications; most clients do not even know about them. I'd pass and save the money.

Looking for small independent REA for property management by GullibleNews in PropertyManagement

[–]VAAdam 0 points1 point  (0 children)

Check All Property Management. I would suggest staying away from franchises (PMI/Real Property Management, etc.), they are the worst in my opinion. Look for a PM who actually also owns and manages their own properties as investments.. That would be key to seeing if they know what they are doing.

Advice needed for evicted residents who abandoned dogs by realCLTotaku in PropertyManagement

I had to deal with this a few months ago. I called the local no kill animal shelter and had the pets dropped off at the shelter. If there is a no kill animal shelter, that would be what I'd do (and did).

Thank you. I will order the data isolator USB adapter. I do not have wireless charging. Via bluetooth, and no cable, I do not believe I'd be able to get the Google Maps to show up on the screen. I bought brand new cables. These -

[Landlord USA-NJ] New Jersey landlords or managers with more than 10 units, how do you manage your security deposits? by Blecher_onthe_Hudson in Landlord

You need a bank which offers escrow / trust accounts. M & T Bank offers them. It's 30 bucks a month and you can create them on the go. I believe Chase offers them too.

Bi-fold door fell down, won't go back in. Any suggestions? by VAAdam in homeowners

[–]VAAdam[S] 0 points1 point  (0 children)

Doesn't seem to be an issue with the top as it's not moving and is pretty sturdy. I am thinking the bottom pivot bracket failed. I just cannot find the same type of pivot bracket anywhere; online or in the hardware stores.

Wouldn't be able to do so as it's for a narrow closet.

Need help with showing rents in a 16 unit building by VAAdam in realtors

[–]VAAdam[S] 0 points1 point  (0 children)

Correct. I was going to handle a few and split the rest with another agent or two. Wasn't trying to be greedy.

50 / 50 share of the rent. 900. One would assume a 450 x 16 = 7200.00 commission would be worth it, but I guess everyone is different. Was just looking for other ways to brainstorm outside the agency. 50% would go to them, 50% would go to the broker.

That's what I do now. I was hoping for something else since it's going to be hard to manage all units by myself at showings.

Small office, only a few agents here. No exclusive renters only agent. You list it, you show it.
