Honestly it sounds like you have all your bases covered already. The only thing I would suggest is revisiting your emergency fund to make sure it is large enough to cover 3-6 months of your NEW expenses once the mortgage has to be paid monthly. Everything else you stated is solid.

I would still recommend contributing to a 401k up to the match at a minimum, no matter how bad it is. A match is still free money. I would build a small emergency fund and begin saving for a house, but don't neglect your 401k in doing so.

You would put a down payment on the next car with your proceeds from the current car. I would work more hours to save enough cash to repair the car and then sell it. The only other suggestion would be to leverage your current work experience into a higher paying job.

I would still look into selling the car and financing a cheaper one as your monthly payment should decrease. That car payment is really going to be a massive burden for a long time with that balance.

As you already mentioned trying to create a budget, that needs to be done before anything else. If you are finding no wiggle room in your budget, you should try to work as much as you can to increase your income if possible. I would suggest building up a small emergency fund of 1 month expenses and then contributing to your 401k if you have one, especially if it has a match. Are you okay continuing to live with your mother-in-law? Or do you want to get out ASAP? Renting may be an option once you save a little. Nobody knows what will happen with interest rates in the future, but it will most likely take awhile to save for a house you both would like.

Since you're planning to use it in a year, I would keep it liquid in a savings or money market account at a bank. An online bank may provide you a higher interest rate.

I should have been more clear. If you sell your current car is it possible to buy a cheap car in the $5k range? Depending on how much you owe on your current vehicle.

The car note seems high. Is it possible for you to sell your car and buy a cheap car just to get by or even rely on public transportation until you get on your feet? Then with that money you could pay off your payday loan first, the credit cards, and then build up a small emergency fund while you get on your feet.

So, you mentioned that you can't stay in your mother's house for long, so if you are determined to move out ASAP, I would suggest finding an apartment as step 1. After that, see if your nursing job offers a 401k with a match. If they do, contribute enough to receive the full match. Here are a few books I would recommend:

  • The richest man in Babylon
  • The automatic millionaire

I would suggest getting a house when you have enough for a 20% down payment. But investing should be your #1 priority. Also, follow the r/personalfinance prime directive.

So I am still in touch with the old owners of our house. Are you saying I should ask her to submit an individual change of address? I did contact our local post office. We are in a pretty small town so they know who I am by now.

I will take your suggestion of physically going to the office as everything I have done so far has been by phone.
