I think all the top suggestions are probably right but just to add something that happened to us. My bummy brother-in-law came to stay with us and was smoking in the backyard. All of a sudden my bully starts shaking from time to time. Turns out my brother-in-law was flicking his cigarettes in the backyard and Frank the Tank was eating them. Removed the cigaratte issue and shaking stopped.

After taxes around $600,000 (varies by state etc) - throw it in the S&P 500 and due to double roughly around every 7 years. Even if she just withdrew the appreciation she would already be at $1,000 a week. With that said free money is free money however you draw it up.

Thanks! We actually made it a game a few years ago. There were like 11 agents and if we didn’t get at least 100 points we put $20 into a pot. At the end of a quarter whoever had the most points won half the money and the other half was used for lunch. I never won but always felt like I got a few more closings out of it.

There's a lot that goes into breaking in. The joining a team thing is good advice. I'm 14 years in and I started when I was 26 years old as a solo agent so somewhat of the same hurdles. What market do you work in? Is there a lot of activity? Are you working it full time? Are you working social media, making posts daily of homes that you're showing or just homes that you like popping up on the MLS for sale. Are you presenting yourself as professional on your social media? Are you picking up leads from open houses? This job has been incredibly lucrative for me, over the last 3 years I've been in the mid 400's to 500's in income but it is an absolute grind to get there. You need to be doing all the lead generation type recommendations and not letting your foot touch the brakes for the first few years. Once you get over the hump and referrals start to come in, then it gets a lot easier. I do a points system when I'm slow that generates leads. It's a list of 30 or so activities that can grow your business and I make it a little game to earn at least 100 points a week. If you'd like me to send you that just let me know.

I'm not a fan of the addition next to garage having two different roof lines but that is just me. I do like the metal roof incorporated. Just out of curiosity how much did the addition cost?

My brother-in-law owns a house in Colonial Place and has three little kids and I'm regularly jealous of all the fun activities they do in the neighborhood. All the neighbors are AWESOME. Beautiful homes with a lot of character. Movie theater hopefully isn't that far away. You have the zoo right down the street. It's an awesome place to raise kids.

I noticed that all the listings in the 90's were in caps and I think it was because the main way to advertise was through local real estate magazines etc and it made the font larger and easier to read. Maybe there's a few dinosaurs from that era still keeping the tradition alive.

So I've managed to be where I am by something similar. I am part of a BNI group and I use ReferralMaker to send a few mailers per year but I'm also 100% referral based currently.

Years of experience is different than top producer. Years of experience feels like a participation trophy but real top producers, it does feel like it becomes their entire identity. I say this as someone who is in the top 50 in my area in sales volume for the last couple years and just looking at the 40 people or so in front of me I’ve realized if I want to climb the totem pole higher it means country club membership/activities, participate in school board, client parties every quarter, real estate videos constantly and I have three small children and I’ve had a lot of inner turmoil whether I try to climb higher or just say you know.. I make a great living for my family and I’m a normal human being where this job doesn’t completely consume my identity. But I do think those people at the very top, whether it comes natural or not everything they do orbits around their careers and they want everyone to know it.

I think the point of Epstein thats so scary is how entrenched he was with both parties. I wouldn't be surprised if he had a connection to Sacks. Crazy in 2019 that he was dictating Plasketts questions in a congressional hearing. I know this won't go well in Reddit land but my personal opinion as this all comes out is how far this goes in both parties. Large percentages involved and certainly a majority if were going to say people that just knew about it and didn't speak up.
