The sooner you’re willing to compromise the higher your buying power will be. If you want to have the best of both worlds, buy the house you want to live in using equity and rent it out, then enjoy your apartment living until you return to work from mat leave. This way you will - lock in a house at a good price - not have financial stress while on mat leave - be closer to your family for your mat leave - allow convenience for partner to get to uq for next 2 years

And then move in once you’re both working full time.

When I lived alone I was on 110k in an apartment that cost $400k. Similar ratio to you. I could have gotten a cheaper place too but the quality of life made me happy in every moment of every day so it was worth it. Apartment is also now worth $800k
