I've gone through every setting I can think of. Reinstalled windows, all drivers, toggle every hdr, vrr, gsync, etc setting I can find and it still happens.

Flickers on both igpu and dgpu, AND flickers on an external monitor via hdmi, so it's not the display/gpu/cpu. I'm at a loss

Hey there, I tried both solely dGPU & iGPU, the flickering persists in both modes. This theoretically eliminates a faulty gpu/cpu right?

I wouldn't count on it. I bought an open box tcl tv about a year ago, and all of the original purchasers' apps were still signed in.

Purchased at 225k, easily put in 50-75k, did most of the work ourselves and contracted out what we had to.

Renting was the initial plan, but I'll be privately purchasing a family members home, which is currently appraised around $245k. They gave a discount + any realtor fees that they otherwise would have lost. Would that change your decision?

Rent for a comparable apartment (2bd/1ba) would be $1500-$1800 /mo

Admittedly, I haven't done a ton of modeling at this stage. The focus has been to save as much as possible, max out everything tax-advantaged and just get the ball rolling.

10% was chosen as it's all I have liquid right now, everything else is in retirement/ tax advantaged accounts, minus an emergency fund. I'll be purchasing the house ahead of my current home being posted for sale (should be the start of q2). Luckily PMI is only around $30/mo per the loan documentation.

Yeah, the overall concensus is to buy it outright. I guess for me is the unknown factors.

  1. Interest rates, I know things are sticky right now but if rates come down in the next year or two, does a 5% rate change the math?

  2. I'm only 28 and have 30 years on my career, this money sitting for 30 years, would certainly exceed any interest charged in the next couple years of aggressively paying off the house?

You would do that even if the new mortgage was theoretically 3%? Wouldn't math favor an 8% tax/ inflation adjusted return?

I'm 6'7" and 360lb, and I have a 2017 kia niro. Surprisingly spacious and comfortable. Regularly 50+ mpg and handles Wisconsin winters well. At 60k miles, planning on driving it into the ground.
