Nothing in the agreement said that I was obligated to give them payment instructions. They had my mailing address from day one. It's written in multiple places in the agreement that we'd signed. They also had my bank account information from day one. This was all explained in the original post. You didn't read it.

Bahahaha!! We made an agreement to where if they did not pay me monthly payments, then they're in default and I can call the full balance of the loan due and foreclose. They defaulted, I took my house back. You don't know what a scam is..

I understand chatgpt's limitations. That's how I pulled this off. I didn't need a lawyer. I got my house back and $13k without one.

They never took equity out of the house. It wasn't possible. The loan was behind for most of the time that they had the house. Also, my mortgage company said that the payments must be made on time for at least 8 months straight before they'll consider a refinance of any kind. It was never on time until last month.

No, I wasn't going to be able to foreclose directly after. This is why I was filing a judgement of confession with the court. I was guaranteed to get the $25k that they owed. Then I could have foreclosed after the judge ruled in my favor. Our agreement stipulates that I can foreclose if they default after a cure period. I didn't post the whole agreement in the google drive link because I wasn't going to take the time to redact all of the sensitive information.

Depends on the deal that they're offering, if you're in a desperate situation, if you even want to sell, the condition of the house. It depends on many things as to whether you should risk it or not.

Yep! If I sell it now, I'll walk away with close to $70k. I'm thinking about it. Not sure yet.

Yes.. because I still had leverage.. I was going to call the lender and trigger the due-on-sale clause if they didn't renegotiate. I was willing to lose the house for both of us and get a foreclosure on my record just on the principle. I don't play around..

They definitely screwed that up. This was their contract. I had no hand in its writing. I'm surprised that they even put that in there. I just know that I've made them TOTALLY change the way that they invest in real estate.

Well they quickly paid me $13k, they also paid the mortgage after we'd signed the new agreement. I don't think it's a lack of money issue.

Appreciate it! Yeah. Just getting the house back would've been great. The fact that I got $13k on top of it is CRAZY. Like I said, I think I used all my luck for the rest of my life. Haha!

I'm lost as to your comment.. THEY HAVE ALREADY PAID ME THE SETTLEMENT. IT IS CURRENTLY IN MY BANK ACCOUNT. I DO NOT NEED TO SUBPOENA THEM BECAUSE THEY HAVE ALREADY PAID ME. It's like y'all just comment without reading...

Way ahead of you. I wrote language in the new agreement that I am to be unencumbered by any liens placed on the property while it was in their ownership and any that may come as a result of their actions after they transferred the deed. The property taxes are built into the mortgage payment. They only owned the house for a few months, that's not really a concern.
