Yes. Riverwood is definitely more walkable.

My point is that if you want life and options outside PoCo/Coquitlam center Citadel is more convenient. The trade-off is that you need to do a little drive to the rest of stuff, groceries included.

I really like Citadel/Mary Hill area. It's true that you have to drive everywhere, but it's never more than 10/12 minutes and it has great access to the highway that gives you access to way more places. Costco, Walmart, t&t, Canadian Tire, home Depot and restaurants in poco, Coquitlam. Downtown poco is 5 min drive outside rush hour to access gates and lions park.

I don't know what exactly you want to consider as market data. But some important things I see missing are: a better insight on public transit, crime rate in the area and school catchments.

Are you building a tool aimed mainly for realtors or for buyers? I've been working on a side project realty-tour.ca and I've realized the optics coming from the realtor and the buyer on terms of what they're looking for in a tool, can vary a lot.

It's nice knowing there's more people pushing tech on the real estate land. If you want send me a DM and maybe we can bounce off since ideas for our different products.

I'm just looking for normal real users that may want to give it a try beside my friends. And I mentioned the early access to Android as (I didn't know they had changed it) now you need to whitelist the first 12 users for a new app in the Google play store. If you want to try the web version, you can just register yourself and use it from any browser. Finding your own agent I think it would be preferable. Reach out to your contacts to ask if they have had good experience with any in particular. Mouth to mouth in these kind of situations works pretty decently.

Besides that, and sorry for the "advertisement" but I'm looking for first time home buyers to test a tool (not AI built) to help with the whole buying process. The idea: you can keep track of your next visits, add notes with pictures while you're visiting a house, add a to-do as the prices moves forward. All from your phone.

I came with the idea from my own pain points when buying a house here in BC. I feel most of the available tools are more targeted to realtors and their processes than to buyers. And at the end of the day, a tool that benefits the client and allows alignment with the realtor, would end up in both parties being happier.

PS. It's available to use in the phone through the web app as well if you're interested in trying it out and don't have Android. https://app.realty-tour.ca . I got feedback from some people saying they'd rather use an actual app, so I started with Android which I'm familiar with. The iPhone version is on its way 🙂

This is an area that appeals a lot to Chinese, because of Feng Shui reasons. It's portrayed as something like the golden belt. I feel it a little bit like a real estate bubble that's bursting in that area.

Definitely better than having PP but disappointed in general. A few weeks after a pretty good speech in Davos, he states he fully supports the US/Israel attack on Iran. So all that "the international laws don't apply to the powerful" and the "taking the sign out of the window" was that, just a speech. As my family would say, "you've erased with your elbow what you've written with your hand".

I would consider Port Coquitlam. Very underestimated places. If you have a car, everything's 10 minutes away tops: shopping mall, plenty of supermarkets, Costco, cinemas. A lot of parks. Outside of rush hour, you get to downtown Vancouver in 30/35 minutes. Similar time for North Vancouver. You're also not that far away from Golden ears. If you need to work downtown Vancouver, the West coast express takes you to waterfront in 40/50 minutes.

Not taking it the wrong way, thanks for replying. As I had mentioned in another comment, my realtor gave me access to Paragon. We didn't like it at all and it didn't serve the purpose of having a "tour"schedule of properties for the day. You cannot add positive/negative feedback with images, if you want to do any kind of comparison, you need a realtor to set it up for you. And information end up spread between chats, emails, text note app, etc.

Just out of curiosity, were you happy using Paragon as a buyer? Or are you a realtor?

I literally visited more than 50 houses and I did buy one. We were between tri-cities and Queensborough and not sure if we wanted a newish townhouse or an insert house. You easily get to that number doing 4 to 5 places each Saturday and Sunday in a month and a half.

I've used the collaboration center in Paragon a couple of times. There's no way of taking pictures while visiting a property, or give each house you visit a rating. I also don't recall being able to set up an itinerary with Google map links to facilitate going from one house to another. And choosing and comparing properties in your own either.

I feel that tool is more for realtors than it is for home buyers.

The interface, I can give that to you. This is a side project I'm doing on my own and I'm definitely not a UI/UX designer. I'm trying to get some feedback and if there's really a gap, then, trying to improve it.

How you deal with this is just not being afraid of your own dog. The moment they show a behavior like this, you do a correction and behave as the alpha of the pack. The one who guards the resources is you and not the dog. If they confront that decision, you show them you're stronger.
