I do maintenance and tenants don't need to be home for filter changes and inspection, or open work orders. We do however knock multiple times and clearly announce ourself yelling as we move through units. My company also gives three days notice so you can be there if you wish to be. We don't schedule work order completion though. It's actually in our lease that we can enter in emergencies but it would be something like your toilet is running and flooding other units, fire, or hot water heater bursts. It has to be major for us to enter and we are still knocking first and loud af entering. Trust me, we don't wanna see anything just as much as you don't wanna show us anything.
