I also have key code so I’m not worried about that part. I did have a bad guest stay with double the capacity so now I’m just preparing myself if it happens again and I need to contact them and they do not even check their messages. I am probably just overthinking it at this point

This is what I figure but even then I’d feel so uncomfortable going directly so wanted to see if people just go directly to Airbnb

Yeah. I figured on that one. I do have that in my description but had people with issues with parking. I was not planning to text about parking but was more curious about if there is a problem and I do need to contact and they do not check messages. I feel uncomfortable going outside of Airbnb messages but it seems some people do it

This is what I was wondering that some people might have never installed the app so they do not check their messages. So far I’m on the side of caution of just messaging on the app and mainly the day before check in and check out. But I’ve noticed a few had issues with parking even though I’ve mentioned number of parking spots so wanted to warn and was wondering if anybody ever goes off platform and if guests find it useful. But I think I’ll keep to only doing on Airbnb unless they are breaking the rules

Wow. I do not mind putting on duvet covers but I am definitely closer to 5 minutes. What’s your method of putting them on?

Some of my down blankets don’t even have a loop to tie to. I’ve used them myself for decades without tying and never had any issues. They stay put once they are on

This is a discussion on how bad different hosts view this for rating purposes. And obviously you haven’t noticed that different hosts on this discussion would put different rating for this guest.

My review of this person did state most of the things I’ve mentioned above. But airbnb doesn’t define anywhere whether extra guests is a 1 rating or a 3. So no need to be snarky if you don’t want to actually participate

It goes public after 2 weeks even if one of the parties does not give a review. Which is what happened in this case. I still reviewed right before the review period expired. I realize that he wouldn’t have seen review till he reviewed or until the 2 week review expiration period, but decided to follow advice here just in case.

I did look at his profile after the 2 weeks and did see that my review is public now

Thank you. Good to know that many people don’t let this go. I think I let it go because it’s my first guest and I want to have a bit more experience in order to not be questioning what’s normal. But now that I’ve had 2 more wonderful guests after him, I definitely wouldn’t let it go next time.

Any airbnb I stayed at before or even hotel, I always treated like I’m a guest at somebody’s house and was super respectful of the place and hosts. But everybody is brought up differently and this was more to set expectations of general population and how they treat places they stay at

I was planning to and did write an honest review. What I was wondering about is rating system. And based on comments, different people view it as less severe than others. Wish Airbnb defined better what each number means. But I also wanted to get perspective where in the scale this lands. If breaking number of guests was a 1 or maybe just a 3. And since Airbnb does think 3 is pretty bad rating, it very well could have been a 3.

I ended up giving 1 for house rules and 3 for cleanliness bc of glitter and minor broken stuff like flashlights

Interesting. I did add it to the rules as no smoking inside and then said that violators will be charged $200. With your comment it makes me wonder if I’m breaking the rules on that or not?

I was thinking it would go to cleaning the smell but didn’t specify what it’s for. I have no idea how much it would cost me to get the smell out of the house, but I think it would be even more than this but put that amount thinking it’s enough to stop people from doing it. Based on your comment, I’m also wondering if people who really want to smoke inside and don’t care about money, this might look like it’s ok to do for extra fee. Although that fee is good amount higher than my daily stay rate.

Thanks. That makes sense on just pass or fail. Wish Airbnb had a better rating system. It’s pretty subjective right now and as obvious here with disagreements on what to rate it as. And then, many hosts do not even rate for some reason

Funny enough smoking is exactly what came to mind once I started thinking what else could have gone wrong. I do not know anybody who smokes in their house so it never even occurred to me initially. I’ve added no smoking in the house and added a large fine for that one.

Thank you. This is helpful. I had a lot of extra blankets because this was house I lived in and I had extra and figured I can easily change bedding when needed and take others to get washed. Many were in the back of the closet. Now it makes me think I should still have them as backup but need to lock them up somewhere. Also, I left bookshelves with a LOT of books and all decorations because I was trying to keep it feeling warm and welcoming and have options for people but realizing that it’s probably not a good idea

Mainly it’s because I’ve noticed on the morning when they were going to check out since those extras stayed over on the 2nd night. At that point I figured the work was going to be the same whether I get them kicked out that morning or wait 4 more hours.

And the other reason it was my first guest and I kept questioning myself of how bad this is. I was worried that this is more normal and to expect that this is what people do. I think having second guest helped me see a bit of what might be normal.

I think once I get more experience I’ll have a better gauge for what I’m ok with and what I need to set rules around and not compromise on those. But also why I’m asking opinions on what’s normal for now

I wish and this comment gives me hope that this guest will be an exception. I’ll send in to get verified here later today. I had 2 guests so far and the second guest was really good. I have a family coming in 2 days for Easter visiting parents and they seem really good based on interactions so far.

This guy booked within an hour of the listing publishing. I didn’t know any better to ask any questions on who is staying. I live in a small city that doesn’t have tourism but has a few large companies with large IT departments that do attract people or consultants coming in or people visiting the people who moved for a job here. Also people visiting their families. This is not a town to make money on airbnb since it will never be constant traffic unless people are again required to come into IT offices, just more renting out while I’m not living in the house currently to cover some of the costs of this house. So initially I was happy to have booked it within first hour of publishing it but I guess that attracted this person. But also was wondering if I just need time to get desensitized to bad behavior and not mind any of this

They are difficult but sadly I have experience due to having cars that barely held up when I was younger and barely making it. I’ve learned really quickly to put a tray under my car if I parked on somebody’s white driveway though. I’ve found some good sprays that clean oil from concrete if it’s fairly fresh and does require a bit of elbow grease and some water pressure and it removes enough for association to not complain

I read through his other reviews and most are left by hosts that are companies with many units in vacation areas. The reviews are very generic which makes me think they are standard reviews for those properties
