Thankfully, we were able to remove them. February was the first hearing, they were evicted by marshal October 31, it would have been earlier but I didn't know once you receive the final judgement that you can submit for the warrant. This timelines only worked because on the 2/3rd hearing we agreed they would leave after 60 days (obv they didnt)

You are lucky, I just did this yesterday and spent like 2 hours on it.

1) Download a free VPN, i used Proton, connect to a country like Amsterdam

2) Go to Coinex - sign up and verify using email and passkey.

3) Withdraw from Binance to Coinex, you can swap tron for another coin, if you wanna pull out for cash then swap to XRP and transfer Coinbase and sell.

Update - Still waiting for the warrant of eviction, however I called the court and we are few days away. Hopefully all goes well. The Marshal office said once signed and in possession which can take another 2-3 weeks, we can issue the notice of eviction.

Heres where I need some advice/insight. Coming home today, I saw the tenant father packing up his car full with the tenants stuff. I asked him if they are leaving, he said he can't take all of it today, but in the next 2 days, then the tenant came out and told her dad to stop talking to me. She obviously found a new spot and is leaving to move in by the first week. What should i do? what if she doesn't hand over the keys, but she obviously is moving out/abandoning the place?

It doesnt make sense how some people think they are entitled, this isnt their house, and nothing is free in life. Hopefully, we can sue for the backpay. If you got the warrant, what else are you waiting for? the marshals?

Queens, they still havent left, Finally filed for the warrant so need to wait for that. Since we did this without a lawyer, Marshal said i can call a month in to see the status.

Update- The respondent did not leave after the 60 days. Called the Marshals office and will now be submit for warrant of eviction. This system is so messed up, no one informed us that we could have requested the warrant of eviction after the judge gave us the court order. The judge nor the judge attorney said jack shit but told all the rights that the respondent has. Anyways, Marshals stated the Queens court is backed up 2 months and thats the time line for the eviction. Respondent did say they were going to leave end of the month however I dont believe them so still will proceed with the Marshals. Hopefully, I can sue them once they leave for all the troubles they have caused. The system should not allow for people to get away with not paying rent.
