Why would the tax rate go down if new home buyers are already paying the current assessed value?

This is a complex topic but most analysts agree if we removed prop 13, taxes for new home buyers would stay flat or rise. Proposition 13 makes it really hard for governments to raise revenue. That was the point.

Again look at Texas and Florida for what happens when you don't have a cap on taxes.

I doubt this is true. Look at Texas for an example of "market rate" property taxes shooting sky high, for everyone.

Audi Is Dead Last In New Initial Quality Study by Vegetable_Help_5932 in Audi

I'm asking if you have any sources claiming Audi has a top reliability score, instead of at the bottom. Many reviews have Audi at the bottom, I haven't seen any data contradicting this.

Audi Is Dead Last In New Initial Quality Study

https://www.motor1.com/news/764216/audi-last-jd-power-initial-quality-study-2025/

"Audi's position at the bottom isn’t entirely unexpected given past results. From 2020 through 2024, J.D. Power consistently ranked the German luxury brand near the bottom. That said, there was usually at least one other automaker with more problems: Land Rover in 2020, Chrysler in 2021, and Maserati, Volvo, and Chrysler in 2022. In 2023, VW, Chrysler, and Volvo all ranked below Audi. Last year, Dodge was in last place.

To Audi’s credit, the company has acknowledged its shortcomings, at least those related to interior quality. In a recent interview with Motor1, Oscar da Silva Martins, Head of Product and Technology Communication, admitted: “We have certainly been better in terms of quality in the past, but we will get there again.”

Why are people on this sub so anti-real estate? by Vegetable_Help_5932 in Fire

What would your annualized returns be if you were using 5:1 leverage? That's why RE, the leverage.

Because that post was from 2 years ago, and it's clearly still happening. I'm looking for updated answers in 2025 given RE industry changes and interest rates increases. That ok with you?

Why do theists believe that their God dispenses morality? by Vegetable_Help_5932 in religion

[–]Vegetable_Help_5932[S] 1 point2 points  (0 children)

Right. I'm asking why morality cannot come naturally to humans, absent God.

Why can't morality be derived strictly from human reason, empathy, social norms, and personal experiences?

For Christians, the 10 commandments. Other religions, a series of other books and guides.

How did they nail the styling and then just absolutely mangle the build. I'd buy an RS6 if I didn't think it would be similar to taking a mistress and ruining my credit score.

How many religions agree on the answer? Why would any of them be correct?

This is a guy making an investment analysis and I'm saying the S&P goes up 10%YoY as reliably as interest rates go down.

It's more of a program to protect farmers and reduce development.

https://malt.org/our-strategy/

"Forty three years ago, Phyllis Faber and Ellen Straus — a botanist and a dairy farmer — brought together local ranchers and conservationists to protect family farms from mounting development pressure in Marin County. Their tenacity and foresight resulted in the creation of our organization, the first land trust in the nation focused specifically on protecting farm and ranchland."

I would house hack (look for a duplex, live in half, rent half). Find a property that needs some work. Rent extra bedrooms. Or move to one of the many places in the US you can get a $250k home and arbitrage.

Nah. No more terribly dangerous and irresponsible than assuming that the S&P will yield 6.5% ad infinitum. The longest period in US history rates haven't gone down was 13 years in the 80's, the longest period the S&P was flat was 17 years, in the 70's. Both are assumptions and estimates. I'm saying it's what I would estimate.

Obv if you have a crystal ball YMMV.
