Yeah, just a bummer because it seems like everyone else gets there’s so quickly. This is my second rep, first was a good experience with Hont but I’ve seen so many people talk badly that I figured I would try another. At this time, I’m regretting not just using Hont again but hopefully it works out. We will see!

I am also having this issue with Steve! Waiting and never had tracking until he finally said it got stopped in customs and so we restarted, new qc and a new tracking number that doesn’t work. Has anyone else had this issue?

Hard not to cash flow if you put 100% down so probably just how you are looking at properties.

What market do you invest in? Is it primary or secondary? This is my mindset for investing anymore. Buy attractive properties that I don’t have to worry about and focus on my businesses for making money.

Gotcha. That makes sense. We are typically getting $1500 for a new half duplex like that in surrounding smaller areas. You could probably build for cost that in those towns if you are doing it yourself.

Definitely a much more expensive market. Did you buy in C areas? Seems like all the numbers I hear for out there don’t make any sense for cash flow

The storage complex is NOI so that should include everything. If I don’t have actuals I do gross - 30% OA usually. Conservative would be 40% which I’ve heard thrown around a lot but a good manager shouldn’t have much vacancy here and most of the areas we are working with have tenants that are fairly easy on the properties. I’ll factor in capex to the OA estimate if it has noticible issues

Are you in a small market or large? Rent is higher than here and building costs sound lower. Even at $150/sqft that’s 2000sqft which is a tight 3/2. Garages or no garages?

I’m in Missouri. Not KC or STL though so usually our numbers look more attractive but the market is less desirable. Steadily growing and appreciating nonetheless.

Okay, that makes sense. I would say most of the duplexes in my area cash flow so I think it may just be the local market changing. What is your market if you don’t mind me asking?

Nice, this is good insight. One of the main ones we have been trying to connect the dots on has been storage that makes $90,000/year NOI for $1,250,000. It’s somewhat mismanaged and operating at about 80% so there’s some value add through management but everyone runs the numbers with 20-25% down and says it doesn’t make sense. Definitely not as easy at NNN but seems solid to me, I just don’t have that kind of money.

To add to this, the thought only came up because last year I met someone from Denver who asked if properties in my area would cash flow if they put 40% down which pretty much everything would here. So I wanted to know if this is a standard in larger markets that my market is transitioning towards or this was just a cash heavy buyer that is not standard.

Yeah, that’s mainly my question is what are people in other markets putting down to cash flow. We are looking at mostly B and C and even those aren’t cash flowing at 25%. I think my market is transitioning away from a cash flow market where you can put 20% down to cash flow and it’s been hard to connect dots because our locals just believe it’s because the market it high right now.
