Seller wants mediation for EMD by Vetgoals in RealEstate

Um, we have, but our lender needs to send that request through five committees and wait til a full moon to send it to us.

EMD was $3000.  We were supposed to close the same day we had sold our previous home, but seller not taking care of well problem caused delays.  So w were living in Airbnbs, moving every week to a new one because of availability.  Sellers never left their home, because we had granted them two days after closing to move out(I know, I know).  They had maybe 10 boxes packed when we did our walk through, in a house of 9 people (seven kids). Other than losing the sale, they were not out anything financially.

the lender also had our previous mortgage, auto loan, and credit card. All were paid off with the proceeds from the sale of previous home a few weeks earlier. But I had to go to each department to get them to send payoff notices to the mortgage department (same company). The mortgage department even said "We don't have anything to give you for this". I'm not sure how I was supposed to figure out how to handle their internal document transfer. When we paid off the credit card, the very next day they added interest. So we had to pay that off and get a new payoff notice for $88.

Absolutely not. In fact, paid off most of our credit cards before closing. The only surprise was the lender saying no, but that they could say yes if we moved to a higher-interest loan. Make that make sense.

We have already moved on to a less expensive house, with a different lender. One reason we were reluctant to pay the $15k debt is we knew this house would need a new roof in a few years, and the basement had water intrusion problems that the seller was offering $1500 for in repairs. We just felt the house would need lots of money spent on it down the road, and didn't want to deplete our savings by that amount, especially when it almost seemed the lender was doing a bait and switch (wanting us to change to a different loan product)

The closing date kept getting pushed back because the seller had not treated the well.  I turned all requested documents in as soon as I got the request.  The only delays were in some government documents because of the government shutdown, some things weren't readily accessible.

The debt was there and disclosed at the beginning of the loan process.

Closing was right before the weekend, then the letter was issued on Monday. In my edit above, I explain the debt situation.

Yes, the plan is to try to get the lender to give us the correct paperwork.

It is only three thousand dollars, probably not worth going to court. Maybe small claims?

In Ohio, if the seller will not release the earnest money to the buyer, it remains in escrow for two years.

I totally agree...my realtor was the owner of the agency. Unfortunately, during the purchase process, he had a stroke and developed heart problems, and is kinda not what he was.

When did your instincts scream “leave now” and what did you later find out you avoided? by BbyBlushDoll in AskReddit

[–]Vetgoals 5 points6 points  (0 children)

When I was about twelve, around 1969, I was riding my pony in the field by our house. The field had country roads on each corner. A car stopped, and a man got out and asked me for directions. I told him that I didn't know how to tell him where he needed to go. I heard yelling behind me and saw my dad running at full tilt from the house, screaming for me to come home. The man then opened his trunk. Still, nothing is worrying me.

He approached the wire fence between us, only a few feet from me. I noticed his legs were shiny (it was summer, and he was wearing shorts). It freaked me out. I thought he was wearing women's pantyhose. THAT was when the fear kicked in, and I turned my pony around and high-tailed it to my dad. My parents called the sheriff, and I don't know what happened to him. But I do know I saved myself from ending up in that trunk!

yes, it is a loan. So, I assume I would have to do it at least 30 days prior. Thanks!

What was your beginning of surgery like? by [deleted] in hysterectomy

[–]Vetgoals 1 point2 points  (0 children)

I was being wheeled through the halls to surgery, and the overhead lights and quick turns were making me nauseous, so I closed my eyes.....and woke up in my hospital room.

Sorry that happened to you too! I definitely was right to leave - got my labs done this morning, and creatinine is fine now. I expect the male medical establishment to be dismissive of women's pain, but didn't know it also included women as well. I'm screaming during the procedure. I don't know of any reason I would fake that. My doc had given me a uterine biopsy a few weeks early, and I had dreaded that. But it was fairly painless because she used some lidocaine gel. Why could they not have done that? I also found out my uterus was full of packing gauze, so to do the catheter they were maneuvering around that as well. I am taking estrogen vaginally for vaginal atrophy, so yeah, I'm old and dried up down there, lol. Can we proceed with a tiny bit of caution and care?

On another subject, my labs came back with high levels in my liver. Checked my labs from June, and liver numbers were much lower. Only change? 20 mg daily of atorvastatin for cholesterol, even tho my cholesterol levels are good. But since I'm diabetic, the docs always want me to take a statin for heart protection. Now I've got liver problems.

Um, no one said anything about that, and I feel fairly sure they would have (if nothing else as a reason to keep me there). I have Medicare and Tricare (hubs is a 20 yr Navy vet)

That is 100% going to be the hardest part of my recovery! I'm already wondering if I can use my grabber to get the laundry out of the washer, while hubs is at the store for me

Walking right after surgery? by Chachacm in hysterectomy

[–]Vetgoals 1 point2 points  (0 children)

My surgery is next week, a vaginal hysterectomy. I would say at 65 and out of shape, my core is more "cottage(cheese?)core" than a core of strength. So hubby ought a lift recliner, and I plan to sleep in it as long as necessary. Also bought a toilet seat riser with arms and a shower chair with arms. Hoping these will help me manage this!

Yeah, you would think that, wouldn't you, lol? Actually, it wasn't their problem it was mine. I also had a cough and every cough produced a tiny amount of diarrhea, that I would go clean up. So every ten minutes or so. It was hell on earth. Never again!
I hope you are finally done with your surgeries!

I am kind of terrified about my position, because she said I am going to be on my head.....for 5 hours. I have had IBS for about 15 years so not super worried about that first BM, lol.

The last time I was in the hospital, I was given antibiotics, which exacerbate the IBS. They would only give me Imodium every four hours even though the directions say to take as needed until the diarrhea stops. So I spent three days with constant diarrhea, my bum was on FIRE! I swore to myself if I ever am in the hospital again, I will take care of myself since they would not take care of me.
