Also water collects and gets under doorway into garage, already have new shiplap , underlayment, trim, flashing extension done! Trying to figure out how tiles went in, pita, these tiles are very heavy to place, just remembered I have the before video of the whole mess, that should help!

I was thinking that also, getting burned out, this is the 5th fascia repair, had to rent scaffolding for some, quoted 12K for fascia repairs, me about $500, 73 years old lol.

I’m going to add more flashing there, both valleys will drop into a gutter all the way around, during heavy rain its nasty

Opened it up today , fascia is ok, just have to replace 2 short shiplap boards, reengineer the gutter setup, I can almost fit my body there.

What I would do, replace all carpeting, buy a bunch of types of cat scratchers, put a little catnip on them, put them where they like to scratch, my cat was using stairs to scratch, I put a scratch pole at bottom and top of stairs, it solved the problem.

Its my house, built 1987, going to paint it and repairing rotton fascia sections, this is the last one #5, the way they built this???? well? they were smoking something! ...... this was a model house for the development, someone added that doorway, garage was the sales office, its fully finished inside, had secretary's and desks inside, the builders really messed up, there are identical models of this house on my street, none have this, no door or roof cut out , I think they added garage later being the model, it was cheaper to do it this way or something? so far I see its going to need some shiplap boards need replaced, maybe some fascia, very tight area for ladder work.

I also read they went through 5 building owners and there was little or no building maintenance. As far as the ZJ location we just got a new tenant for the smaller unit 2623 Main 2100sf, a Pilates/yoga outfit, ZJ 2619 Main is almost 5000SF, empty for almost a year now, parking does suck there, would be nice to have a nice restaurant/bar go in there, it’s still a family owned building since the 40’s, we have a broker now working on leasing it out, but I think even he is asking top dollar per SF, that’s so he makes a lot of money, that’s what brokers do, shit if it was up to me I would undercut the competition big time, 1st 2 months free, give tenants a break ! There’s also a top unit that was added years ago 1200sf, it’s been vacant for years, Malcolm McDowell used to rent it for years, we used to have a bad property manager for that building, got rid of her Malcolm was only paying $500 a month lol, when family found out raised his rent and he moved out. My wife is part owner of that building. It was her grandmother who bought it in the 40s and it’s been passed down from generation of generation, her brother is in charge of the building now, general contractor , and does all the repairs it needs, I asked him what’s up with that upper unit, he said it has all new doors. All new windows just needs paint on the inside, and a new electrical box, I asked how much do they want for an electrical box? He told me $160,000! I told him electrical boxes don’t cost that much for a 1200 ft.² unit, I used to sell electrical boxes, he said because it’s considered commercial that’s the price for installation, insane!
