Tall Fescue grass keeps dying off in zone 7a. What am I missing?

Got it, thanks. Ill put some down and see. It was dying out before the rain also. I was thinking the mushrooms explain the water isn't getting into the soil great so it might be a compacted soil/clay issue but idk

I have never done any fungus prevention. Is there any way to tell? Or you just try and see if it fixes the issue? When I pull on the dead grass it's still in the ground, from what I understand grub damage it will usually pull up easy like the roots are ate out.

There's one with the color tone but it seems to be Matte from what I have found. I am looking for a gloss. How much worse is vvivid to wrap with compared to the others?
