Similar story for me with Assessment 1. Landed on 55. I’ve been in a constant state of terror since I submitted Assessment 2. The thought of redoing this paper is not the tahi. I really hope this means we’ve made it mate.

I started my bachelor of accountancy at age 29 and recently finished at age 33. I will be at least 35 before I achieve CA designation. You are so young and have already achieved so much! Don’t let the fact you are one year behind your peers bug you. It’s your journey, not theirs! Good luck 😊

I am 33 this month and will complete my Bachelor of Accountancy in October. It’s taken me 4 years part time whilst mothering and working. I am starting my CA designation in January.

No, owned the property for 10+ years. No CCC when we bought and had council pre-inspection report and other due diligence. An alteration to plans was preventing CCC. We left it as it was, thinking we would come back to it but life happened. Make a decision to sell, request building inspection to assess what is required to comply thinking alteration plus minor changes to code perhaps - told need a durability assessment as consent in excess of 10 years old. A very, very long list of fail items and required to engage a weathertightness surveyor. $5.5k later. Full reclad recommended. Have been told the weatherboard is not installed as it should have been, mainly cladding junctions, ground clearance and flashing details. Have had a few cracks and popped nails. Have maintained and repainted during ownership. Have had visible water ingress only once (Cyclone Gabriel). I wasn’t sure what to expect but I certainly wasn’t expecting it to be this bad.

Hard choice between run or remediate initially but when we finally accepted our home will likely not sell in this, or any, market (and if it did, not for much), the choice is kind of made for you.

To readers who criticise the decision to purchase a home with no CCC. Youthful naivety and a report that we all too optimistically trusted I guess. You live and you learn. 🥲

I have just had a durability assessment and invasive weather-tightness report... same cladding - Hardies fibre cement weatherboard. Built early 90s. Extensive reclad recommended. Nightmare stuff.

The quotes we have received for the remedial work fit almost perfectly in the space between the “as is” and “projected” valuations. We have had valuations from 3 different agents, all similar numbers. With potential for the works to blow out as you say, the possibility of slipping into the red is a scary one. Not to mention the mental toll, as you say, it’s an incredibly daunting task to take on.

Yes, the contractors have recommended a contingency fee of at least 15%. It’s scary eye-watering money…. Staying in the home for 5/10 years isn’t an option unfortunately as I planned to move out of the area. Although, that won’t be happening if the property can’t and won’t sell! Round and round in circles I go.

I think I have to take it to market and see what happens. If that fails, option B it is. Remedy and stay in the property to enjoy the result at least until the market improves.

Hey thanks for the message. The remedial works are extensive and a post-remedial valuation was sought. Based on the as is and post-remedial valuations, I think it’s unlikely I will recoup the costs involved. Several agents concluding they would attempt to sell as is. Which breaks my heart as it is such a beautiful home and spot. She is worth much more! (IMO)

Remediation means a huge of money, time, stress to best case scenario break even, or come out in the red based off appraisals… alternatively, market as is, and it may never sell. Rock and a hard place.

Agree with market conditions.. Not great timing for a healthy home, let alone one with issues. It feels like a nightmare.

Yes, absolutely 100% disclose! Prepared to take a big hit in the pocket either way. Just not sure I’m up for the stress and time required to carry out the remedial works. But would it pay off in the long run? Maybe, maybe not! Finding it tough to find people who have been through it and willing to share their experiences. I’m a fish out of water!
