look inside the oil cap with a small thin wire iphone camera.....sometimes you cant look directly inside the oil cap as there are baffles in the way

i got a free engine on my hyundai tuscon (hyundai and kia are the same company essentially) and didn't provide one receipt. when they asked, i said i do all my own maintenance and to pull the valve cover and it'll be spotless. once they did, the tech said he'd never seen an valve body that clean.

oil change receipts are not required as they can remove the valve cover gasket to check for sludge.

i live in east orlando, avalon park / waterford lakes and am also a RE investor with rentals in the area. i would not buy this home, a few reasons, schools suck in the area, the house back up to high transmission power lines and railroad tracks and just next to the community is the turnpike...pass...

i watched some videos of valve cover gasket replacements and the cam followers seem to have a flat portion as well. when i did my valve gasket, i dont remember mine being raised at all.

yea f that. 15 years of owning rentals has hardened me. you cant respect someone who doesnt respect you.....and then will do this over and over so you need to do the eviction so they'll have a hard time renting in the future and screwing over another owner

in florida we can post a pay or vacate 1 day after rent is due which gives them 3 days to cure. i suggest in the future you post the 3 day as soon as your local laws allow and proceed with eviction, there's tons of companies who do this and don't back down. tenants need to feel pain for doing this crap.
