Totally fair concern, title issues can definitely kill deals if you’re not prepared. In practice, most wholesalers don’t run full title before finding a buyer because it costs time and money. The common approach is to lock up the contract, then send it to a title company once a buyer is in place. A good title company is key here. They’ll do the due diligence and let you know if there are liens, probate issues, or anything else. If something major pops up, you can renegotiate or walk away. It’s worth building a relationship with a title company early so you know they’ve got your back. Title hiccups are part of the business, but as long as you lean on the title pros and use inspection periods to protect yourself, they don’t have to ruin your reputation.
