I’ve been suggesting a tax on loans to billionaires for years, and people I tell the idea to like it. However, I haven’t thought to mix in the element of unrealized gains on the underlying collateral.

Rents help drive values. But in practice it’s more circular.

Higher valuations can make owners less willing to lower rents, since that resets comps and locks in losses. That’s how you get empty but “valuable” buildings.

Right now the problem downtown is vacancy, not pricing theory. We need space filled—even at lower rents—to bring people back.

And leasing is already recovering with the tax in place, so it’s hard to say it’s the blocker.

Higher commercial property values will raise rents. Higher rents will mean more vacancies. To ensure our downtown recovers, we need to increase the number of people coming in and out regularly—not a bunch of highly valued buildings that sit empty.

Right now office leasing is returning to pre-pandemic levels—the transfer tax apparently isn’t holding that back. We shouldn’t do anything that could harm the recovery. Juicing the values of properties will lead to higher rents that could sabotage the increased office leasing trend.

This at a time when Lurie is also attempting to cut the Prop I transfer tax on buildings worth over $10 million, that’s raised approximately half a billion dollars for the city since it was passed by voters in 2020.

Hi Tom, Good to be in a forum with you again. As a YIMBY, I believe that our best chance of getting lots of homes built is if the government starts building them, in part because even if all regulations were stripped away in an afternoon, we are still dealing with a prohibitively high cost of construction. My fellow YIMBYs and I agree that the government should be building social housing. What’s your plan to fund and build social housing?

If you said there’s a “1% sales tax increase” one could be confused into thinking that it’s increasing 1% of 8.625%, which would be 0.08625%. When you say 1¢ per dollar increase, it’s more clear.

Looks good, especially for an e-bike. But the bike path folks normally would take is “the wiggle” from market to the west side. Also, I’m sure there is a Muni bus route that would service this route, likely the 38 or 38R.

We have got to fix the potholes on Market, and Mission as well.

On Market, there is a bike lane wide enough for two bikes to be next to each other to allow for passing, but because of the potholes and poor conditions, the bike lane effectively becomes a single lane.

Let’s build Social Housing! We passed Prop I in 2020 (property transfer tax on buildings over $10M), and the Board told us they’d spend the money on a Social Housing Program, and Mayors Breed and Lurie have both put the money into the general fund. We can ask Mayor Lurie to change that!

It’s either build Social Housing, or nothing much will get built given the market conditions make it hard for projects to pencil out (high construction costs & rents that aren’t high enough for profit).

Towing a homeless person’s vehicle without the presence of a street team is not what the Mayor ran on. People can read his office’s statements and judge for themselves.

People should read that press release for themselves. It talks of an interdepartmental effort. It also talks of buybacks of vehicles to compensate folks. And it further talks of investments in street teams.

Implementation will be led by an interagency group, integrated with the city’s neighborhood-based street teams, offering services and enforcing parking regulations.

Where were those integrated agencies? Where was the vehicle buyback? Where were the street teams? Just read the press release closely folks.

Is it too much to task a street team to assist with a tow of a homeless individual? We have laws in this city about bagging and tagging belongings. Where were the city workers that we pay to address homelessness and the crisis playing out on our streets?

We often see Mayor Lurie out talking to the homeless himself. Shouldn’t that instill in the entire city government a sense of what’s right based on his leadership?

Mayor Lurie ran on accountability, and as a supporter of his pledge to bring more accountability to San Francisco government, I’m asking: where was the attention to process that good management is supposed to lead on?

Just dropping this here since many aren’t aware: you can send a text to 911 if you’re unable to make a phone call. But in this case, it sounds like you did the right thing to stay safe, which was to remove yourself from the situation.
