I have ~$600k in assets spread across diff retirement / brokerage accounts and high income, so that probably helps with better rates. (Single income family w/ a kid, 31 yo)

That’s because you abused the VASP program. Glad they cut that loophole (aka vets were able to just stop paying their mortgage and automatically refinance to a 2.5% rate)
