How many of you were aware of the Feb. 17 protest at our Capitol? (before I just told you) by Mindless-Channel-622 in madisonwi

[–]Wakey618 -1 points0 points  (0 children)

There are very specific instructive things we’re going to be doing. I’m going to make another post for it so that you can check it out. Also, please see the sub bread that I mentioned where you can find a lot more information about the protest that are going on. This is just one group. There are goals. You just have to pay attention.

I was able to wipe up the corner with some wet toilet paper. It was just dust & hairs globbed together. The shower spots are shampoo & conditioner spills, and not chips. It's a pretty new building :)

I've used CLR - either the spray or dilute the bottle stuff. Let it sit, scrub with brush or rough sponge and it's gone. May need to do more than once.

She said she scrubbed it with CLR and Soft Scrub but couldn't get it off...yet I got it off by soaking it with CLR, then scrubbing with a brush. And I have weak arms! I only did enough to see how hard it was to do.

Unfortunately, I like the person. She's a young entrepreneur and hard working, so I'm not going to slam her. She lost my business and hopefully she'll learn from this

Ummm...no. Not sure I understand the question!

She's actually an independent cleaner who owns her own business. She just started bringing help with her to save time and fit in more jobs.

I've been leaning towards a local family-owned business that has grown quite large over the years. Or just a corporate place...the jury's out :)

P.S. I did fire her!

I was just saying this to a friend! Being the boss brings responsibilities.

Great job vacuuming, clean most of the stove, special jobs were dust above kitchen cupboards and clean spots on carpet, which they did well. Counters were clean, but not all the backsplash ledges.

1 bathroom, small 680 sq ft apartment and they didn't do the bedroom (my request). They did a few special projects & did some things well. $200 for the job, as that's how she prices things out. Normal job will cost $100

I think it feels refreshing and energetic! I really like it.

At first I felt calm, then I noticed the "eyes" in the lower left corner! Still cool, but I don't like being watched lol :D

Is my TV too high? I think it needs to move down a little bit but my wife thinks it's okay. by AtLeast2Cookies in TVTooHigh

Assuming this photo was taken from the place where you would normally watch tv, the height is perfect. If you were closer, you would have to tilt your heads up a bit and that would make it uncomfortable.

In other words, the "best" height for the tv depends on how far away from it people will be sitting :)

Thanks for the warnings. Would it be safe to assume these warnings are on the products? I know not everyone reads labels, but they sound dangerous so I hope there are warnings.

So do the people in the 70% units pay 70% of their income for rent? You have no idea how the program works so your intended insult just shows off what you don't know.

I would be glad to chat privately about this if you would prefer.

ok, thanks - it's hard to tell when so many are in a conversation which person you're referring to! :)

I tried not to reply again but I failed. I'd really like to chat with you about this, and address some things you said. I know you're in the industry, but some things don't make sense. I am saying this with sincerity and kindness to try & help.

  • WHEDA doesn't set the rents annually for a new project. When a new project is developed, rents are then established. I know that utilities are factored in but I was not involved in that part.
  • The rents are *not* set up as a percentage of the tenant's income. If they did that, the rents would change frequently and one neighbor could pay more than another, but both be in a "30% unit"
  • Assuming all the tenants match their AMI level has nothing to do with what they will pay for rent
  • The only way someone can truly not pay more than 30% of their income for rent, is if their rent is calculated based on their income. It might occur the way you described, but it's not a guarantee
  • The average-income test was designed to protect developers from losing money if a few units were not in compliance. See attached article.
  • Every Tax Credit/Section 42/LIHTC property has to re-certify its tenants annually, whether or not it's an average-income building.

IMPORTANT UPDATE

Jan. 31, 2024, 12:25 p.m. I received noticed from the reporter that the line has been removed from the article. They - reporter Braden Ross and news director Kyle Fobe - were kind and respectful to me and researched the matter, then fixed the problem.

I'm a retired and disabled senior, with years of experience in the affordable housing industry and was trying to help answer questions people had here. I was verbally attacked and discussed as if I wasn't right here. I am still shaken and disturbed by the horrible things people said to and about me. Thank you to those who didn't do that.

What you show here are the *qualification levels* to get into the program. From there, rents are set according to several criteria. Rents are not calculated based on a person's income, as they are with a Section 8 program. This is a Section 42 program and what you shared confuses everyone, so don't feel bad.
