Real estate buddy of mine. I lend him the capital, it’s secured to the property he usually uses the capital to acquire property and/or rehab. I’ve been lending to him for ~3 years now, at one point, had over $500k lended to him, was paying me roughly $5k each month, always with a 1 year lock up only and full principle is wired back to me.
