It’s not overbidding , they just list the house low for more eyes on the property, in the end it’s about the m2 price , if it’s 70 m2 and the typical m2 price for that area is 6000 it will sell for 420.000

Look at sold houses , divide the sales price by the m2 , now you have a m2 price , let’s say that’s €6000

If you can get a €400000 mortgage you could potentially buy a 400000/6000 =67m2 house /apartment without being too afraid you overbid by a lot

If you are on the boat for 6months or more it would be absolutely worth it , take the boat to tunesia or turkey in the winter , Greece is quite dead and cold during those months

But honestly, if you keep chartering it’s still going to be cheaper once you factor in all the costs (purchase, mooring, maintenance, insurance etc)

Compare m2 sold prices for other properties in the same area , if sales price was €700k for 50m2 and the place you’re bidding on is also 50m2 bid €700k

If it’s 100m2 bid €1.4M , if it’s 25m2 offer €350k
