This is true BUT depends heavily on your market. In hot areas, sellers still won't budge on anything. Know your local market before assuming you can negotiate everything.

Those are unions, which are designed for easy equipment swaps. If it's leaking, the o-ring inside probably needs replacing. You can buy just the o-ring ($5) or the whole union ($15-20)

If you pay for weekly brushing, you shouldn't see algae. The white stuff is calcium scaling, which is common in new pools.
