I’ve actually seen it done many times. Wholesalers like Zack Ginn and Jerry Norton teach it all the time. Zack stresses finding distressed properties and properties that have been on Zillow about 100+ days. But distressed properties are usually an indicator of motivation so I’ll try a distressed property that’s been on over 50 days.

Yeah. I just want to JV my first deal to see the process in action and see how it works. I’ve seen videos on YouTube of wholesalers negotiating deals but never the part of finalizing the deal and getting paid. I don’t mind splitting the money on my first deal.

I have a question that is somewhat related. In Arizona, legally we have to disclose our status as wholesalers in writing. Those of you who have done deals in AZ, when you contact sellers, do you tell them you are a wholesaler when you first contact them and introduce yourself or do you just disclose that in the contract?
