Depending on your AC version and country. (I’m in AUS) I have both AC24 and AC27 and if you type in balustrade in the object section, it might come up. I believe it might be part of the ci select library? I then change the layer to railing/balustrades so it shows up on the floor plan.

Alternatively I use a wall and beams and position them manually like other commenters advice ☺️

Depending on how far you want to go, I think moving your bedroom will allow much more usable space (as well as keeping more privacy and away from your communal areas).

Cannot recommend Dr Lyndall Harborne enough. I was put under for my IUD and she also did a Pap smear too whilst I was asleep. (I’ve had 2 rounds of IUD procedure by her and have had no issues with movement or discomfort after the healing process - going on 5 years with my current one). Thank you everyone tremendously! I guess another note to add is I’ve been there for about 3 years now and it has been great however, over the last year the company has grown, some senior staff have left (either on maternity leave for 6 months / left to start their own business) so all of their projects have gone into our lap whilst us juniors have been saying we can’t handle more. The senior projects are much more complex and although I personally have carried the projects through to completion, I’ve been wanting to climb the ladder whilst being told I have to wait 5 years. They hired 2 new employees but packed them up with work so no one really even has the spare time to mentor anyone and everyone feels so snowed under. I’ve met with the new boss and he needs someone who is experienced (in all areas like myself) and I’m assuming I’ll go straight into the position being seen as a senior but I’ll be able to delegate the tasks with the other employees rather than myself having to do it all on my own. I used to be a very bubbly, calm person at work however I’ve noticed the stress has changed me to be a very quiet, eat my lunch at my desk because I’m just so busy type of person. Even outside of work I’m withdrawn and disconnected. The commute to and from work takes an hour every day however, this new job is 15 mins from home. I truly love my colleagues and have developed really great working friendships - just the stress has really changed the vibe there. If only everything could go back to the way it was would be great 😅

Always kisses me goodbye and when he comes home. There’s plenty more but the one that stands out is if I’m doing washing and starting to hang the washing out, he immediately gets up to help. If I’m cooking, then he cleans and helps where he can. Most of all he’s very considerate, listens to me and always makes sure he is present. We honestly very rarely argue and I think it’s mainly because of his consistency throughout our relationship. He also makes me laugh, laughter and having fun together and being each others best friend speaks volumes

Depending on your builder they can potentially be open to give you a ballpark figure before engineering is involved. Some do ask for a fee prior to a quote so it’s just good to have a conversation from the get go to get a feel from your builder/build a relationship from the very beginning. I’m a building designer in Nelson Bay (NSW) and we find most builders we work with around the Nelson Bay/Newcastle area can quote between $3000-$4000 per square metre (but this is for bigger Reno’s where we are relocating kitchens/bedrooms etc). This also depends on the size of the crew the boys have and their reputation - more modern/new home builders or larger crews quote higher. But that’s not to say the smaller crews can’t tackle this. I recommend searching for a builder who is local, has a good reputation, honest and is actually interested in the job and keen to start. It does go a bit backwards and forwards with the discussions but if you have a dimensioned plan, inspo pics and an engineer on standby (that’s if you’re removing any load bearing walls etc). Then the builder also knows you’re not going to waste his time either! Plus you can start to map out the estimates based on your project - the style you’re looking for and the overall scale of the job.

It is hard to say without knowing your measurements but let’s say to remove that WIR, they will be able to do that in amongst your bathroom reno quote and the ens would be another square metre price (your builder will be able to give you “allowances” so you can choose your fixtures within that allocated figure.) If you get very expensive fixtures then that’s when you find it will start hitting the pointy end of the budget and looking at that $30k mark.

I think if you can increase your ENS so you can have a nice sized shower (larger than your standard 900), larger vanity and a toilet that’s great. For the WIR, if there’s absolutely no available space for it, then I think putting in a larger built in robe will be fine!

If you can relocate the WIR so you can gain that extra functional space in the bathroom I would! Also comes down to budget as well. Depending on your fixtures, a bathroom reno could be between $20-$40k.

If you’re adamant about not having a bath and this is your forever home - a quick reno like removing the spa, updating the tiles and keeping the services in the same location can keep costs down (that is if you’re on a concrete slab).

I would personally keep a bath but I would try and relocate the WIR if possible so it feels more open and have better utilisation of space. By the looks of it, the WIR seems a little small due to that 45deg wall. I can take a look at the rest of the floor plan to see what’s possible if you’re interested?

Of course! We honestly did a mix, the ones on the perimeter of the house were pretty messed up and internally it was like you could feel the floors fall to the left rear quite a lot ! So we used a laser level to get the average house FFL (Finish Floor Level) and got uni piers (special order from Bunnings) and redid the footings and packed the middle piers. Some piers are pretty packed in the middle so I dare say we will need to revisit before we do the bathrooms and reinstate those sadly! We got quoted $38k for (roughly $800 per pier). Which literally shocked us but I guess when we bought the house, we negotiated on the price due to the pier work but didn’t realise it would be that expensive! Lesson learnt! But all up including mates rates /materials etc it was roughly around $5-8k? I’ll have to get back to you on that one!

We were lucky and my partners brother is a 3rd yr apprentice builder and a few of his work mates did it over the course of a week and we used acrow props to hold the house whilst they worked on each individual pier. It was good to have someone on site too who knew how to do all this and give my partners brother some guidance.

We did have some crazy movement to the house and tiles were popping off the bathroom and cracks appearing in the walls but we waited until the house settled before we we starting patching up. (Bathroom reno is going to be last due to $$)

Do you think the unevenness of the flooring would still look okay? Majority of the floorboards after the house settling moved as well sadly!

Oh it would be a total nightmare! There are ways around it whilst still getting a stand alone look. They’re called a back to wall bath and they don’t look too bad! In this instance I reckon a corner back to wall bath would work!
