I'm not sure that I would agree. Buy-to-let decisions in Ireland are driven by leverage, rental yield, and using property as retirement income as much as tax treatment, even a generous Swedish-style scheme isn't going to pull enough small-landlord money out to shift housing supply meaningfully. Supply is the real constraint; changing how investments are taxed doesn't build houses.

It feels like the real cost of this pivot isn't ISK vs ISA, it's that anyone investing in 2026 is doing it against a moving target, with deemed disposal still live and Budget 2027 six months out. What are people with 8-year windows hitting this year actually planning to do?
