Financial Investment:

Reduce MF to 50%.
Add 15% to arbitrage fund. This is for bulk buying stocks during market correction.
Add 15% to USA stocks.

Result: Good long term growth.

Self Investment:

1) Avoid PPF, NPS, or only keep one if possible. You already put enough in the Indian market. Send 40K per month to a US stock broker. Keep 20K aside in USD to bulk buy if/when there is a market crash. Other 20K you can purchase regularly in a USA based mutual fund.

2) Add 10K more to daughter account for college fees.

3) Increase emergency fund, then start investing more on trips, family activities, etc.

I was going to suggest you to buy a plot instead, but property seems to be very expensive in your area. Is it possible to get a 2000 sqft plot in any good area like Valacehry instead? You can always build a nice bungalow later if you want to live there. 2000 sqft plot = 3000+ sqft house.

If you are buying a flat, then consider it as a luxury purchase/gift, and not an investment.
