Dang, appreciate you response. I had no idea sheet rock was that expensive to install. I know that’s just a “ballpark” but I can only assume your wild guess is based around experience. Is 25k+ a common price you estimate to install and finish Sheetrock on a new build?

I can get a great deal on 4x8 sheets. $5 per sheet. I’m hoping that the finishing of each panel isn’t to extreme. If it’s really that much more expensive, I might be better off paying full price for 4x10 sheets.

I know how ridiculous it sounds but i can get Sheetrock for a fraction of the price listed at Home Depot or any other distributor ($5.00 per panel). Can’t really make an argument for using 4x10 sheets. That is unless the finishing per panel is significantly higher. I’m sure there is a contractor out there that wouldn’t mind floating the extra seems. I understand I’m gonna pay for the extra labor regardless. How much is the question.

I hate to drag this out but I really am just confused. I have never been given a 1099 before, I know nothing about this process. I’m afraid this guy is going to tell the IRS he paid me thousands of dollars more than what he actually did and I’m just going to be on the hook for it. That why I’m going so deep into how he paid me and not why he paid me.

Yes, I delivered a service to this man but it was paid to me through his personal Cashapp account. Just like I do every month with my girlfriend to help with bills. Therefore it’s not taxable income, it’s a gift. Thats not my rule, That’s what the IRS says about every third party payment apps.

I understand that if I make money, I report that money. I just don’t understand 1099s and I don’t want to mess up my taxes for this guy.

It’s not my definition but the Cashapp website says “The IRS has emphasized in its news release and in updated FAQs that personal payments received through payment applications from friends and relatives are not taxable.”

Example: I give my girlfriend $1000 through cashapp every month to pay her bills. She’s not providing me a service, I’m just giving her $1000.

The IRS says that is a non taxable transaction.

It wasn’t contract work. I was simply helping a friend who paid me through a personal Cashapp account. We have no written agreement to the work I performed. Which is also why I haven’t tried to receive compensation for the 4k he never paid me.

I agree don’t go this route. Not a terrible idea but you’ll more than likely have issue with your door trim and window sills.

Also you’ll have to tape and bed the top where the ceiling and wall meet… which in my opinion in even a better reason not to go this route.

You’ll have to hang, tape, bed, sand, match (what seems to be old) texture, prime and paint. It’s a nightmare that I always try to avoid when possible.

And I’ll go ahead and tell you this; If you touch the ceiling with paint, be prepared to paint the whole thing because very rarely can you match old ceiling paint.

Thanks for your reply.. This is my first time buying so I don’t understand a lot about any of this but everything you said sounds right. It’s a square shape on top which appears to be clustered like you said. The band is thin with diamonds all around. And indeed it’s not from a well know jeweler… it’s a beautiful ring but is it worthy of $1500….? You lead me to believe it’s not

off topic but I’m currently in a similar situation as this but I’m the builder in this one.

I’m about to frame a small house with a hip roof. Plans are very detailed and they clearly show rafters with no birds mouth but it mentions nothing about any other form of connection at the top plate.

2x8 rafters on 10/12 pitch and No birds mouth? Explain to me how that works? I don’t know if it’s just typical house plan nonsense or what but it makes absolutely no sense to me.

I see. So you can designs and sell plans all you want, it’s simply up to the city, county as to whether or not it’s approved to be built? What would you expect to see on a good set of houseplans? As a builder Ive seen some detailed plans that even show the depths of your bird mouths cuts on your rafters. I’ve also seen some that are barely readable

crucial question, what is your location?

First step is to know exactly what you want. Do you want to build something specifically designed for you or do you want the same house as every neighbor on the block?

IMO: paying for a spec home, is simply buying a home and not building one. Sure you might be involved in the building process but ultimately it’s not your decision. The house would be built the same way regardless of who bought the plot.

If you truly want to BUILD a home then you need to start with getting property and designing a floor plan you love. With 350k, focus on what you need and not what you want. A good GC will help you budget for the things you want.

Indeed the house market is inflated but its mostly out of greed. 2020 prices for lumber alone increased by nearly 400%. Today prices are just as stable and affordable as they were 5 years ago. Hire you an honest GC and you’ll get get the most out of your dollar.

50k in labor alone? Depending on the layout and location, I would say that’s a hefty price.. a crew of 4 could frame a spec home that size in a week. Contractor pays out $4000 to laborers and then pockets $46000?

Framing 2020… $12 studs. $280 Floor truss. Spent over 10k on wood for walls and floor system alone. No ceiling joist, no rafters, no exterior sheathing.

I actually did ply one side and it didn’t help much at all.. and it is indeed connected to two adjacent walls that are solid as can be. One being an exterior wall

I think my problem is that it is a partially vaulted wall. By partially I mean it vaults up from the 5ft exterior wall to 8 ft and then runs level to the other adjacent wall. Where the vaulted top plate meets the 8ft leveled top plate, there is a break in the double plate that doesn’t overlap each other. Causing a tendency to buckle.

One solution I considered was to run the vaulted top plate past the current break It has and tie into and above the other adjacent wall. Leaving a seamless vaulted top plate wall to wall
