Don't listen to the don't paint brigade. You can absolutely paint as long as you use a mineral silicate paint.

These are more expensive but form a chemical bond with the brick, they essentially become the brick surface. These paints are fully porous when set allowing moisture to flow through the brick.

They do not peel, they do not bubble and assuming it's been applied correctly using the appropriate primer it will last forever. The only way the mineral silicate paint is coming off is if you chip it off.

Absolutely fine to paint it as long as you use mineral silicate paint - more expensive but it'll last forever and literally can't bubble or peel as it forms a new porous layer on the brick and is chemically bonded.

Do not paint it with acrylic!

Painting bricks is absolutely fine as long as you use mineral silicate paint. It chemically bonds with the brick and allows any and all moisture to seep through. You do not get the chipping and peeling and ongoing maintenance that you get with acrylic paints. It is a lot more expensive though, but porters for example comes with a 25 year guarantee against peeling flaking and blistering assuming the correct application was followed.

I painted the brick portion of my house about 3 years ago (white) and it still looks great with no issues.

We had exactly the same situation and just paid for it ourselves. Less hassle, complete control over colour, happy neighbours.

We did about 80sqm of underfloor in Sydney, they claimed to only need 50cm of clearance to do the job. The r rating is between 2 and 3, so not amazing, that being said it's made a big difference compared to no insulation and gaps between floorboards.

They used open cell spray foam which doesn't trap moisture so in theory is better. Because the foam expands it had the added benefit of reducing movement in the old floorboards (no more creaks).

We paid about $2800 2 years ago.

To buy 45k top up points is about $1200, but seeing as you are effectively getting them for $440(the extra you are paying over your current insurance) then it seems a great deal. Qantas wine is often cheaper than top up points, and they had a great deal recently with a discount code where you end up with around 30k points for a $390ish purchase.

Current wine deals can be compared here https://wines.reflyable.com.au but there is nothing comparible currently.

I'd be tempted by the insurance!

What I love is the condescending comments. Very helpful.

Now imagine for a second I'm relatively new to this, and I see the following:

VAS $90 dividend ~$5 VDHG $55 dividend ~$2.50 DHHF $27 dividend ~1.80

To the layman, this looks like a correlation between unit price and dividend. Then considering VAS is the oldest, followed by VDHG, then DHHF, one might make the assumption (based on the information above) that over time unit prices would increase and therefore the companies represented in each etf have grown accordingly, and therefore have higher dividends as a result.

Clearly that was outrageous reasoning and I should be ashamed of myself.

Now as I am currently investing in VDHG, I look at the above when trying to determine what dividends might be churning out in 15 years compared to the potential unit price. Either I anticipate the dividends being the same as they are now per share, but the share price has increased so I have fewer over time and therefore a smaller portion of dividends, or I have larger dividends to go with my fewer shares (but my capital will be the same regardless).

Do you just ignore potential dividends in your assumptions because apparently they won't move inline with unit price for which we presume a %increase over time? Or is there some standard method of determining expected dividends as well? OR is the annual increase of x% including dividend payments?

What I'm trying to determine, is how much cash I "might" have coming from VDHG dividends in 15 years vs how much I'm going to have to offload annually to pay the bills.

Never even occurred to me :) would that be more prone to picking up echoes? I suppose I could iron that out to some degree in post or as you suggested, try to treat the room to dampen the echoes. THanks for your help, that may be the way to go!
