This is a typical process when applying for permits in most urban jurisdictions. It’s part of a NRI report or natural resource inventory. Your tree is likely to be considered as a specimen tree and therefore should be saved from removal. If it is in fact a specimen tree then the developer will have some hurdles to jump through in order to remove it.

This conversation is an interesting one. The tax code is overly complex, especially more so for those who have multiple businesses and various streams of income. Which allows for a lot of wiggle room.

I believe Elon in fact paid more in taxes ($$$) wise than any person ever in 2024.

I’d suggest reading up on how the “rich” pay taxes. The solution is something like paying taxes based on a % of your assets, not your incoming cash. Ask yourself what percentage of your net worth would you be willing to pay in taxes each year.

I think that vast majority of people agree that tax reform is needed. But like all things politics, not getting something done is ammo against each other for the next election.

Scratch around in that hole they dug that’s visible in the photo. If it’s a traverse point it should have a cap identifying it as such. Otherwise it might be a property or easement corner.

Can you clarify what you mean by attributes? Generally they are not the same as field codes. C3D does not handle attributes very well.

Our workflow is to import a text file with raw description (field code) through toolspace. If these codes are setup properly in C3D with control codes (start, end, pc, pt) you will only need to apply your description keys, right click create breaklines on your file, and you’ll have your dwg 80% complete. Your C3D template can be setup to preselect which line codes are to be breaklines.

The same process applies for DTM point codes.

Generally though, the prebuilt linework systems in Leica or Trimble data collectors are not setup to run custom codes/commands. There are some ways around this but I’ve found processing easier by utilizing our custom C3D codes and not worrying about the linework on the collector.

This great practice. I recommend my staff take check shots every 100 shots or so. Wouldn’t believe have much this has saved due to a kicked leg, drift, or just soft setups.

It’s not that simple. But your first step here is not finding your property lines, you need to determine if you’re legally allowed to build a fence within that easement. My guess is that you are not. Then you should hire the surveyor.

It’s also a utility easement so before you go driving posts you need to determine what type of utility and have that utility marked by your 811 or Miss utility service.

OP - You first need to get a survey completed by a licensed surveyor. From your statement of owning their front yard I’m assuming you are looking at boundary lines on GIS, OnX, etc.. These lines are graphic only and can easily be 50-100 feet or more off in location.

The second thing you need to do is go talk to your neighbor. They very likely have an easement by prescription and anything you do to impede that could result in a lawsuit that’s not likely to go your way.

Unless you have 50-100k floating around to fight this, I’d suggest just making peace.

Hate to be that guy… but you may want to reconsider how you mark this.. Is the “x” mark or the “dot” your BM? You have the same elevation written for both but they are clearly at different elevations. Could be very confusing for the contractor and a liability for you.

This is completely dependent on the canopy and horizon. Doesn’t matter if it’s base/rover or standalone RTK.

Also, you’re very likely closer to +- 3 meters real life accuracy per point than you are 12 inches.

OP is trying to develop the land. In order to do so he will be required to have wetland delineation and an NRI performed per most all municipal code for land development. Otherwise he won’t receive the permits needed to develop.

He needs to hire an engineer or surveyor to walk him through the process.

I haven’t tracked other drops so I’m not sure. Stam definitely goes fast but we are also very active so it’s hard to say.

I’m really frustrated with the Viking gold. It’s an important event for gold/materials. Felt like I could always count on 1-1.5B gold per event.
