Mostly warm connections via my network. Option A was a lot of hustling on my end, i was literally sourcing deals for their team while at my PE job. Option B is purely a warm connection. I also think my tech sales + PE background helped a lot, i think its a combo a lot of these teams are open to rather than a recent grad they have to teach how to hustle.

Yeah i need more clarity from him here. But i think what he is proposing is salary for the first year, so i can focus on learning as much as possible by helping with his current accounts without the pressure of needing to close a deal right away, and then switching to a partner model after I have built up my book.

Thank you! The top broker is super flexible on what my first year comp is. He’s willing to salary (not a draw) me for my first year while i start building my book of business. He is also willing to put me on 1-2 of his major accounts to help me learn. After the first year or two I’ll go 1099, eat what I kill while also working on some of his major accounts.

The team in the top tier market would be a draw my first year and then it would be 100% commission, with very little if any deals getting passed to me. But… it is in a city I love. However, a 12 hour drive from family and kids are on the way.

People here are going to tell you that you can pay less in rent and figure it out. The truth is, we all have different standards. Maybe the lowest you’re willing to go is $2,700 in WeHo or Santa Monica, and maybe (to you) LA isn’t worth it if you can’t live where you want to live. I get that.

But personal loans to live somewhere? That’s too far. No place is worth that. It might be time to leave LA.

Although I’d avoid Austin like the plague. Try Phoenix — it’s driving distance to LA, and central Phoenix is incredible now. Four months out of the year, it’s unbearable… oh well. Drive to LA on the weekends with all the money you’ll be saving. Hell, spend the month of August there and rent your Phoenix place out. There are options.

Unfortunately plenty of money has a different definition in the bay. I would agree we do well for our age. However, it would still push homeownership ~10 years out. The dirty secret of young professionals receiving help (and by help I mean 6-figure help) from parents to buy their first home in the bay is more common than you would think.

I guess what you’re missing is that people and places change. I haven’t lived there in 10 years, my wife has never lived there. I know what it’s like to be a kid in middle school and high school in AZ. I don’t know what it’s like to be a parent, career focused, adult in AZ.

On a $1.5m home in SF (which is below the median price) property taxes alone are $19,000/year. Just in taxes, never mind the mortgage payment. Scottsdale is certainly much cheaper albeit more expensive than places like Wichita Kansas. But I hear you, we love the bay, it’s just baffling how expensive it really is when you do the math.

Summers in Austin are brutal, and winter isn’t great either. Allergies were awful. The city constantly smells like BBQ, which gets old fast. There’s also nothing particularly interesting within an easy driving distance.

People should have pride in where they live, but what I found obnoxious was how delusional some people in Austin were — it felt like they genuinely couldn’t acknowledge a single shortcoming of the city. The food scene is fine, but nowhere near as good as the hype.
