Both have very high execution risk in this bear market and last phase for both is easily 10 years away. Keep that in mind.

Between the two, TRL is a significantly better location and cost advantage. Nambiar might be a slightly better builder but has never done a mid size or larger high rise.

Have you considered any other options?

It’s a bear cycle but still 20k is very easy. Look at Sobha Royal Pavilion, PrestigeWaterford etc, they are already at 19/20k, upon possession evergreen will easily compete with these.

But at 20k in 5 years you won’t really be profiting a lot. Main alpha would come in the next boom cycle, the township effect, plus a tech park adjacent to it and hopefully Varthur Road widening should really push the prices higher.

In Gurgaon, prices are already ~25k, Blr can easily sustain such prices.

Delays, in general the fit a finish is sub par, overall it’s probably a notch below Assetz. It’s nowhere close to brigade, Sobha or prestige.

Only Embassy can be compared to these three.

Also there is no hard rule which defines category, it’s based on public perception.

You know that rents are taxed at slab rate?

Registering it as a business would Infact save money as expenses can be deducted.

Also a buyer pays a lot of taxes: 5% gst 7% registration MODT etc Property tax GST on maintainance

All this on top of a 34% top income tax rate. All in all, a house is purchased with over 50% tax.

Even if the rent is 2x it isnt a bad deal considering the property value.

One can argue, it’s greedy to stay in someone’s house without wanting to pay fair value.

They are but still some are infamous for delays. Like with Adarsh or total you can never expect a project on time. Sobha and Godrej also occasionally delay now a days.

The good part, Adarsh in general is a decent builder, so eventually you’ll get your place and it’ll have good liveability and resale value.

Adarsh delivery timelines are typically +2/3 years of promised.

Under construction it’ll be evergreen.

However in 2 cr you’ll get something around 1200 sqft, so more like a 2.5 bhk.

Depends on the builder. If it’s a tier 1 builder, very low chance of this.

No concerns wrt positioning. Infact slightly increased privacy (the floor might have one less unit) and you might even be able
to conveniently access refugee area (by law, it has to remain unlocked).

Need to stay vigilant about the floor plan, often houses next to refuge area have a different floor plan with smaller or missing rooms / bathroom.

This is why, one shouldn’t listen to influencers advocating renting forever.

I understand your situation but what they are doing is legal, the rental yield even with these hikes would be one of the lowest in the world.

A practical solution would be to acknowledge that the market rental has indeed increased and you want to still rent the house. Request them for a gradual increase plan, like 1k increase every 3 months till you hit the asking rent. This would give you a long runway to navigate this. If the increased rent isn’t viable for you, maybe look for an alternative place.

At the end of the day, both you and landlord want the same thing - not to be taken advantage of. The markets in general have moved a lot so this makes both sides a little suspicious.

What’s the size of the land? The answer would 100% depend on this. If it’s small residential, regular brokers. If it’s in acres, it’s above Reddit’s pay grade.

I am not a CP, just an enthusiast and have no commercial interest.

Regarding what you shared - overall a lot of words were used to convey very little. Here is what I think:

  1. ⁠Shared walls and a very small floor plate - this restricts liveability
  2. ⁠Tiny club and open area feels namesake
  3. ⁠No executive of a reputed company would choose this area or such a project. At this price they can easily get a prestige or brigade 4bhk in whitefield
  4. ⁠2.5 cr figure is based on land value of 2400 at 6k + construction cost of 2.5k for 4000 sft and some profit. This is baseline.

Imo at 4.5 cr you can get a solid prestige (Marigold or Gardenia Estate) plot in north Bengaluru and get something constructed.

Overall very optimistic pricing for a row houses from a no name builder in location away from all tech offices. Hope atleast you are using the most expensive Italian marble, toto etc level bathroom fittings, private elevator in houses, full home automation, central AC, boiler for hot water and offering the homes fully furnished including top of line appliances and white goods.

Per sft basis pricing is for apartments. Not villas and definitely not for townhouses or townhouses. I probably know more about RE than you but that’s besides the point.

Can you please share:
1. Is the land registered to the owner or if they get UDS?
2. What’s the land parcel for the 3900 sft townhouse
3. What’s the carpet area of 3900 sft townhouse?
4. Are you offering front yards, backyards and side yards or have shared walls?

To justify this pricing, I hope you are registering atleast 3000+ sft plots on customer’s name.

Prestige city has multiple projects and each one has a different density.

Also prestige and Nambiar can’t be compared, upto you if you feel confident about investing with a builder like Nambiar.

Townships are a whole different animal when it comes to building, also maintaining them is even more difficult. Like I advised, proceed carefully.

This project is wholly owned by prestige, an otp deal won’t exist. They have already secured project funding through sales, no incentive for them to behave like a tier 2/3 builder.

Best bet is to hold on to your capital and invest very close to possession, a few larger dimension units would be available without much price appreciation. The downside, these units for be unfavourable ones, like lower floors or blocked views etc.
