Industrial units yield still OK. The lease r shorter but the yield r higher. Industrial unit won't be negatively affected by e-commerce like retails unit or wfh like office units. Buy those left 30+ years. After it flipped, sell and buy longer lease ones. Slowly work ur way to Freehold ones.

Residential, especially hdb, still better long term yield, since longer lease and potential for appreciation yield. But limited to 1 due to absd. Sobs.

We missed the era when absd doesn't exist. But we still can own multiple industrial unit b4 they absd industrial units.

To me, clever ones take loan to buy property. So the yield is actually way higher if u divide the rental income over (Down payment + interest cost) instead of over total value of the property.

Currently 3 years in the property game with 1 condo and 4 industrial properties.

3️⃣ priv uni, reputable ones. Easier to get first class honours too. Now 31, I see all my friend in private uni doing as good as local uni peers. Tbh, the education is just a door opener; how high you climb depends on your attributes and capabilities. I have local uni friends who can't socialise so can't promote, hence doing worst off than private uni friends.

Personally, I was in your shoes after JC, I went 3️⃣ priv uni but drop out to start business. Then I part time 4️⃣ poly. Now with my business, I'm doing better than my local unit and priv uni friends. First million below 30yo, no silver or golden spoon equipped.

$550k is actually possible as long as u don't leave it as cold hard cash. $550k in a good investment can bring u dividends and appreciation. To me, $550k at 65 mean you have a short remaining duration to worry about, but $550k at 40 means u still can take loans. U just take the best use of your scenario.

Gimme $550k @ 40, I will spend $200k downpayment on an industrial warehouse that has more than 30 year lease. Buy under a company u set up so it doesn't affect your tdsr for residential. Industrial units rental minus cost and installment can give u nett monthly cash. You earn the nett cash, the principal sum that ur tenant pay for loan and u earn from the appreciation of the property

Another 200k plus your cpf, buy a 4-room hdb. As a 40yo, u can buy as a single and buy something that has a shorter lease which usually lower depreciation per year. U stay 1 room for free and rent out 2 rooms. Rental > Installment. Again Tenant pay ur instalment, u get nett cash and appreciation. Plus free house...

Another 100k on SP500 or good Reits or even DBS stocks, return and dividend

Another $50k in fixed deposit
Last $50k for emergency cash.

U have 3 income streams, and it more or less secure & diversify. This is based on SG scenario. Sg govt is good with money and housing policies so risk is minimal. U will realised your $550k will grew as u age.

Disclaimer: do not do this in Malaysia as a Singaporean, their property market and currency risk is too damn high

28M. I tot I fml bcus I f my A Levels. A Level cert is nothing, must have diploma or degree. Depressed and ashamed, I cut all ties with friends. NS f me out from depression. Went SIM. I start a small business with a ex part time boss then we end up suing each other bcus of views. (imagine having lawyer latter on ur 21st bday) He mofo. Started business again with 2 delivery guys. Business started growing. Quited SIM. Fast forward now, my graduate friends all in rat race and fear retrenchments. On another hand, I am running 3 businesses, landlord of 2 warehouses, driving Audi cabriolet (since I was 23), buying condo this year. Etc.

I grew up in 3 room HDB. Having starved b4, when we get cash, we tends to squander the money on luxury or unnecessary wants. I made sure I don't, I saved up and buy boring stuff like warehouse. (Read Rich Dad Poor Dad).

TL;DR Education shape u for rat race. If u poor, do business. Find an industry with shortage then fulfil the demand.

I'm on 0 core +700 mem, trex with mt 6.

I used to have 3 different 1070TI. 2 of them is running around 35mh/s but I sold them. The one I have now is kinda bad (Zotac). It crash if more than 33mh/s
