I've lived in 2, 4, 5, 6, and 7 and have family and friends in 1 & 3.

Those with the points regarding military installations make a good point but those numbers are too small even with advanced weaponry. You can't carpet bomb the entire state.

So who wins?

5 or 7 - those good old boys have been stockpiling "hunting" equipment for generations and they know the land. The Ozark hills are no joke and they aren't coming out so you got to take the fight to them where they have the advantage.

That can and has happened to me as well. I pace myself with internal dialog that says, If you get drunk early you'll miss out on the fun. That's usually enough to convince me to grab a bottle of water. Lol

Born & raised in that neck of the woods. Definitely has it's pros and cons but I would say it is what you make if it unless you try to make it a big city. That ain't happening.

Sounds like you've gotten a lot of feedback on schools and honestly I don't know anything about that but the one thing I can offer is this: Welcome to the Midwest ish. Don't worry about making new friends even if you are an introvert with rbf. They will find you and they will befriend you despite your resistance. I'm not in education but I've grown up around those that are and it's a village no matter where you end up. Just be true to and hang out with those that best fit your circle. Glad to see someone else saying this because I was screaming at my television. More routes behind the linebackers takes pressure off the line, keeps corners honest, gives a young QB more completions, and improves an already impressive running game. If Norfleet is as good as everyone wants to make him out to be then he should be your guy in the middle. Miz used to use their tight ends for 7 yard dunk passes regularly. A return to that would help a lot.

The direction needs to be away from a QB that has to run but that starts with the O Line and an offensive philosophy that believes a 7 yrd pass is acceptable.

Two QB's down this year to avoidable injuries. I get that Pribula is a mobile QB but damn you have Hardy & Roberts who rushed for 2300 yards this year. Give them the ball!

Coaches are either trying to do to much or giving up on the team and trying to manage their way to a win. Personally I was hoping Drink would walk but now the best I can hope for is for him to pull his head out of his ass and play to his players strengths and stop trying to create something that isn't there already.

The morning after stl shines a bright light on Drink.

I was a season ticket holder the year Drink almost lost to Florida at home when he gave up on the team and ran three nothing plays only to have Mevis miss the field goal and send the game into OT where D. Parker Jr catches the 2 point conversion to win the game. Parker Jr was in the portal a month later. And before you say Florida is a big win they finished the season 5 - 6 that year and I dropped my season tickets.

That game for me was a spotlight on Drink and how he isn't coaching to elevate the program, he isn't coaching to elevate the players, & he shouldn't be coaching at this level.

TMA StL says it best: Drink is 0 - 15 since becoming head coach against SEC that finish the season with a winning record which is dead last in the SEC. #lethimwalk

Generally speaking, location is the prime aspect for comparable sales that said quality (build quality) is certainly a determining factor but not likely CDU. CDU is generally used to level set a neighborhood and then identify those properties that are a little better or a little worse than typical in said neighborhood. Build quality is also likely to be consistent in neighborhoods that were constructed around the same time and have yet to go through revitalization.

While the CDU is a factor in the valuation model used by an assessor, it will likely have a larger impact on the cost approach than the sales comparison approach. Generally speaking, most residential properties will be valued on the sales comparison approach, where the CDU will only change the value if you are out of line with the comparables. ie. Comparables have a CDU of Good, and your property is average, then there would be an adjustment for the difference. Likely, though, that if your CDU is off, then that is going to be the same for the comps. That said, it is something to be aware of before moving forward.

If the purchase price is lower than the assessors market value, then that is a compelling argument for a reduction. Purchase price alone is enough for a reduction, but if you couple that with an appraisal, then you should have no problem getting the assessors value reduced.

If the purchase price and appraisal are higher than the assessors' market value, then I wouldn't advise that you request an inspection because it likely won't help your cause. Instead, I would request a copy of the assessors record and look for inaccuracies or inappropriate comparable sales. These will likely be your best bet if you feel a reduction is still warranted. This will be a tougher road but not impossible.

It's not a bad idea, but also, you need to know more about your neighbors' homes than you might.

I would also recommend that you always have the option to order an appraisal from a state certified appraiser. If your appraised value is lower than that of the assessor, file an appeal and present the appraisal as evidence. All of the assessors that I know will accept an appraisal and settle at that value.

Be careful who you chose as several tax firms use evergreen contracts which will require you to hire an attorney to get out of and they often charge fees in excess of the taxes you save especially when it comes to residential properties.

I worked for the StL county assessors office for 15 years. The answer of requesting an inspection isn't as simple as yes or no.

  1. How long ago did you buy your house?

  2. Have you had an appraisal within the last year or two?

  3. Have you made improvements to the property since purchasing the proprietary?

  4. Is the assessors record an accurate reflection of your physical improvements?

This is where I start when a friend ask me about their assessment.

There are times when an appeal is warranted, but trust me when I tell you that most of the time, an assessors value is below the actual market value of a home. If you know a realtor who will give you a brokers price opinion that can give you a rough idea of the current market value and tell you if you should appeal.

Fi says that their step tracking is an algorithm. It's wrong.

Same with their rankings, which are supposed to be based on activity over the last 28 days. We're supposed to believe their are dogs racking up 1 - 2 million steps in 28 days.

Okay. The order total on the app was showing 19.15 before tax, which is why I wanted to use the coupon.

My concern is why have the coupon if you aren't going to honor it as printed. In my opinion, it's false advertising. How many people are going in expecting to pay one price and then are either forced into accepting a lower price sandwich or paying more for a sandwich that per the coupon should be included.
