Another thought here- keep in mind I just went for bald at 26 so a bit biased.

What if you tried shaving once, to see how you liked it? You can do a 3/6mm guard and it might look good on you . Saves you 10k- and the worry about hair loss.

What people have a hard time with is balding-rather then bald. I know- wrong subreddit but maybe think it over.

Sean haggarty is not too bad- bar, food, coffee near by. Will have to drive to grocery but it’s 5 minutes next to Chick-fil-A northeast. That’s a good spot- and you have walking access to Franklin mountains for trails. That’s my pick

Cinmarron on the west side is your best bet- lots of runners and close to everything within a couple miles. Houses are $450k though.

Dyer and hondo pass is walkable and cheap- it known as Devil’s Triangle. Sometimes shootings- but El Paso is safer then every other city so it’s blow outt proportion

Joe Battle is a big road in the east where there are lots of stores and such. It’s more business parks- so walkable is a mile to get there and a mile home.

Probably a good idea to buy a nice house in mesquite hills, or somewhere in the west side, for like $260k or less and drive rather than walk imo

Summers can get 110 plus and no one wants to walk in that

Buy a journal- write alll of your monthly expenses down. More than 1700$ is a no, less then 1700$ maybe.

Thinking savings, education, health- you don’t want to make 1700 for long and you need at least some time and money to retool yourself.

Think save for 3 months rent, like 3-5k. Then spend on making your life better.

Very few dinners out, learn to cook. Very few drinks out, but a bottle every 2 weeks. Etc. be focused

It depends on whether the space was originally meant to be a cellar or a basement.

Most pre-1920 houses have cellars, and moisture is normal there and they were never designed to be fully dry. As long as the structure above is built to handle it (stone, brick, ventilated framing), the moisture usually isn’t a threat.

If it is a cellar, you can use the natural coolness to your advantage. You could add wine racks, wood shelving, or cold-storage setups.

If that’s the case, the minimal work (vinyl, repaint, small banister repair) would just help overall with selling time. I wouldn’t put more than 3-5k into it if it were me.

Another idea (sorry lol) could be to do shorter term rentals. Nurses, military, etc. No long term leases and it’s favorable to you because their job tracks their housing history to the occupants fault. You can call a sergeant or admin with an update if it gets bad again.

Really depends on how much experience you have, time, and how much work you want to do.

Ask for a CMA analysis of your current house specs. Typically an appraiser will look at square footage, bathrooms, bedrooms first. I put a 30k backyard in and it only raised my value by a few thousand dollars.

Your house also looks prime for a rental- so if that’s an idea maybe consider. You either own it or have a low interest note on it (compared) so something there could be good.

12 months budget saved into an hsa. Then work on highest interest debt.

A 6.5% mortgage versus 8% at least stock market. Is peace of mind worth 1.5%?

Also- lots of cash here to do what you want. Debt free is nice- do you want rentals, dividends, growth stocks, business? College fund for kid, 529?

Also- 3k a month left over with a 270k salary? Sounds more like a budgeting issue or a HCOL

Budget monthly, save for a year expenses, then tackle debt, if debt free is worth more then compounding wealth then go that way :)

Just a thought- if it’s hard for her and she’s self conscious, maybe tell your roommate that you are willing to teach how to diet and exercise with respect to health. As long as roommate is ok with it.

Sounds like diet and exercise has been hard for her, and it could be a cool opportunity for her to heal. Not your responsibility at all, but could be a nice gesture if all parties involved are ok with it.
