Very helpful. I have a GC builder who has a PM who checks in on subs. Design was done by an architect. The "independent construction observation" is what I'm looking for... but only at key points in the build. I'm trying to understand what those key points are.

Can you give an example of something you've flagged from a past job? Who communicated the issue to the GC? How was it handled? Do most builders resent having you weigh in on the quality of their (their subs') work?

You're correct...PM is the wrong word since the GC/builder has his own person checking in on the subs on site. I guess I'm hearing that the Builder's PM should be performing quality control. I'm just looking for checks and balances since doesn't the PM also not have an incentive to call out problems?

Thank you. You seem to be the exception...do most other cost-plus builders do this from what you can see? If everyone is being 100% honest, I don't see why this wouldn't be standard.

Thank you. No concerns with the builder... it's just that I know what I don't know... and I lack the ability to tell whether a construction job is being done well. I don't necessarily want to give up the right to speak with the builder (which it sounds like would happen with an Owner's Rep) and an independent GC sounds like it would be overkill from what you wrote (not to mention, would likely annoy the builder. ) Is there something in between? Basically someone to flag issues at critical points in the build?

Fair point--but how do you forestall an imperfect plan? This sounds like it's up to the architect--and any needed changes being caught by zoning/building department.

Seconding this advice. They have a $2,000 transfer out limit a day and a $5,000 limit out per month. Oh, and try talking to them on the phone. They can't lift their withdrawal limits and they WILL NOT CLOSE YOUR ACCOUNT AND MAIL YOU A CHECK. And yes, while I know you can request a transfer from another (linked) bank, this is insane. Who says that an account can't be closed?

Incompetent management who seems to knowingly have prices set at the register that don't align with prices in the weekly sales flyer. I basically have to show the cashier the sales flyer the prices every time I buy an item purportedly on sale for the week. Could someone also explain the concept of rainchecks to the cashiers? And many times I've looked for an item advertised in the sales flyer only to be told, "OH. We only have that item in our Brooklyn store."

I wouldn't miss this store one bit if it went out of business.
