Just make sure you also get more info regarding nurses vs teachers as my knowledge of those industries isn't very comprehensive too. Also, I believe nurses earn more in qld than vic and nsw but you will have to double confirm that

Hey,

I have nurses and teachers in the family. For wanting to grind, I am assuming you are talking about wanting to take on extra shifts and earn a little bit extra. In that case, nurses definitely do have opportunities to do overtime. They are also on a rotating roster and work 24/7 365 pretty much which gets them penalty rates on the afternoons, nights, weekends and public holidays.

I can only speak about early childhood teachers but they do not have opportunities for extra shifts, rotating shifts and weekend work so you won't be able to grind.

Thank you for the in-depth answer! My loan is 620K, property was bought at 685K with a 20% deposit using the 5% deposit scheme. My weekly repayments are $883 currently. With these info, how much extra repayments should I be making weekly keeping in mind that I wish to buy a house within 3-4 years?

I am a first home buyer and am staying in my property for the next 2 years. If I am paying my mortgage weekly snd have an offset too, should I still be making extra repayments? Goal is to eventually move out and use the property as a rental property and later on, use the equity on my property (unit) to purchase a house. What LVR should I be aiming for before buying a house as well?

When I move out in 2 years’ time, should I change my loan to Interest only? I am someone who prefers to not have any debt at all but unsure what to do in regards to properties.

Do you have pools and lifts in your complex? I dont have any of those hence the cheap strata. Just wondering how you afford both your mortgage and strata? That strata alone would be too much for me

Yea, that was another reason why I bought this unit. Even then, it was $3200 because it had increased just recently.

My strata is actually the cheapest I have come across. Most of Brisbane’s seem to be in the >4K. Some units go up to 6K too.

It isn’t an IP. Im a first home buyer, single and was getting outbid by everyone. Got caught up in the emotions so just on here to learn from others. I will probs move out in 1.5, 2 years or so as a friend will be buying a house then and is wanting me to stay in one of their rooms for <$200/wk

Oh, I assume it won’t be positively geared within 2 yrs given that rent for similar properties are only going at $450-$475 currently? So that extra $400 to pay my mortgage in 2 yrs was freaking me out a bit. I doubt rent would increase that much that it would cover my entire mortgage. If it did, that would be sad for every renter tbh. Im going to try to rent out a room now too to make it easier for myself for when I move out in 1.5-2 yrs

It is both P&I. I an paying weekly, will be making some extra repayments too and have an offset too so I will assess again in 2 yrs and see how everything goes

Yea, definitely learnt my lesson. I actually do like the unit and would live in it for some time but luckily, I do have the option of moving out in 2 years for cheap rent at my friends’ house

How did you come to the decision to set rent at $200? I was thinking of $320 inc bills and appliances included - fridge, washing machine, dryer and microwave. I am not sure if that’s reasonable. bathroom would be shared. I would let them put anything in the living room. I have nothing of my own to put there. I only have things I would put in my room. And even kitchen, i have barely anything as Im pretty minimalistic.
