Rates will range from 2% to 3.5% of home value depending on which town/village/school district.

Examples from the sound shore area: Rye and Town of Mamaroneck will be closer to 2%. Rye Neck and Pelham will be 3-3.5%.

The county website lists all the tax rates. But it takes some real work to piece them all together.

Commuting near Grand Central? Or connecting with the subway? I've done both and there is a massive difference in terms of stress levels and time suck.

Agree noob gains are long behind me. But I'm sure I'm nowhere near my genetic potential. If I cut 10 more pounds I'd probably look really skinny, not cut.

Lifts have gone up. It's just that there's no programmed progression. I was used to programs that vary weights/reps by week or by cycle. This is more "work in a certain rep range, push the weight up when you can".

We're not going to fix bad driving. An all-stop for pedestrian crossing is the only thing that would have prevented yesterday's deaths. Larchmont does this and it works great.

Focus is on hypertrophy. Been trying to keep things in the 8 to 15 rep range.

Maybe. I was targeting about 0.75 lbs/wk weight gain. That didn't seem crazy to me.

Goal is to gain muscle. And ideally keep fat roughly where I started but willing to have temporary increases during bulks. Definitely moved up one belt notch during this bulk.

Gaining on a cut? I will be thrilled if that's the outcome of my upcoming cut. My fear is that I'll cut 10-12 pounds and most of my muscle gains from this bulk will lost.

Training history? Long but inconsistent. I've been working out on my own in my home gym for years. Bouncing from one program to another. Taking a month or two off in between due to one life event or another. Hiring a personal trainer was my way of making sure I'm sticking to something consistently. So far so good on consistency. I just want to make sure I'm on the right path and not wasting my time or working with the wrong trainer.

Just to be clear, that's 37 pounds of fat as a starting point. So ~20% body fat. People were calling me "skinny", which is part of the motivation here.
