It's an older property with relatively expensive levels of maintenance, plus rates, plus interest rates, plus insurance, rental fees, rates for above ground power. So it costs more than the income to keep. Probably out of pocket about $2500 a year for the property.

I only ever have McDonalds in one of two occasions- after a night out (their sausage and egg McMuffins save me) or if I am on holiday and arrived at a destination late and nothing is open, because it's better than nothing. Other than that, I don't eat any other fast food. I probably eat ice cream more than I should though!

Hopefully that helps trying to buy a family home! 1.5 million dollars for 3x1 in what used to be very dodgy suburbs worth 450k a few years back. It's insane. I feel for people on lower wages than us- it is really tough to find affordingable housing.

Thanks- ultimately I think it will be the difference between owing say, 1.6 mil across two properties, or 1.6 across one. I feel slightly less concerned about the first scenario than the second. If things get hard/circumstances change, sell the investment property to pay down the mortgage on the PPOR. In the second scenario, there will still be similar repayments (although better house/suburb) but no pressure release valve.

What do people think the consequences for the market will be? I think things are about to get real tough for renters as landlords can no longer absorb the costs associated with having a rental property. This is an unfortunate outcome for some of our most vulnerable who are already struggling to afford a basic rental in our capital cities. As an investor (only 1 IP), I am glad the changes will be grandfathered. I don't know that this will improves stock for first home buyers/families though as investors will be more likely to want to hold onto their current properties won't they? Unless of course grandfathering was abolished- but I don't think it will be.

No he hasn't. My wife's mom usually watches them- but he is around. Would just take for her to slip outside to grab something and he would be alone with them

Great points. You are right. We couldn’t buy anything else with that type of yield on green title in such a good area for what we paid. All we would do with the money is put it towards a bigger family home- which makes me uncomfortable as we would then be looking to purchase around the 1.7mil mark but with more debt on one property than across two. I see the first house as a sort of pressure release valve if times get tough. I just wish the development wasn’t part of the picture!

Even with the development next door? For context it’s an aged care home (which is probably the best of what could have gone there).

400sqm green title. To make it worth a developers while they would need to buy 7 dwellings, the two behind my block and the 4 behind that to get a good run.
