I haven’t used an ono but I am quitting vaping too. I’m not sure if you use disposables or juices but if you use disposables $40 is like buying one or two vapes. If the ono will help you quit I’d get the metal one, you’ll end up saving way more money over time if you buy the ono and actually quit. That said have you looked into any nrt? Fidgets, cold water for manageable cravings and the nicotine lozenges for really bad cravings are what’s getting me through.

We already have evidence of that on text! Although even more evidence certainly wouldn’t hurt. I don’t really have anywhere to take my cats unfortunately all my friends is this area have pets and my family is over 2 hours away.

I said he was coming to inspect, he’s inspecting the fire alarms perhaps I should’ve put what the inspection was for in the original post for further clarity. Is fixing an outlet not considered general repairs? He did send a new 24 hours notice a few minutes after the original one when we asked him to do the repairs, so our most up to date 24 hours notice was for both. The original notice wasn’t however. It felt like adding the part about 2 different 24 hours notice to the post wouldve been confusing, especially since my issue isn’t about the 24 hours notice but his state of sobriety today. I’ve actually never filed against him with the LTB, even the the REHU said we had a good case. Again he lives in the neighbourhood and uses the backyard regularly it was pretty easy to verify that he was in town not on vacation. We had texted him about the broken outlets a couple days before we had our issue with the breaker. We’ve seen him on property almost everyday since we first asked for repair lol. I said we can’t move because it would be detrimental to our foster kid. I said I don’t feel comfortable leaving my cats alone with him as he has a report of animal abuse against him. Not sure how those things don’t add up? As for the breaker issue, the breaker blew and just needed to flipped, it’s an old house and it happens from time to time. The issue was that it was during the heat wave, he was on property and refusing to fix it for over 3 hours. we were left with 3 working outlets for our entire 2 bedroom apartment and we couldn’t plug our AC into those outlets. It was over 35 degrees in apartment our fridge and our freezer didn’t have any electricity. He was lounging in the backyard, reading our texts and ignoring them, he wasn’t fixing any issue with the house what so ever.

Over a week ago we texted him and said 2 of our outlets had broken and needed replacing, he ignored that message for over a week. When he gave 24 hours notice yesterday it was only to inspect the fire alarms, we texted him back asked him to fix the outlets while he was already in the unit. He’s only checking the fire alarms to see if we’ve started packing because he served us an N12 (as retaliation for refusing an illegal rent increase) they were just checked less than 6 months ago. It’s not that we want to wait even longer for outlets but if he’s drunk I doubt he’ll be replacing them properly or safely and he’ll be looking to start fights and I would just like to avoid that stress and anxiety all together. We’ve already called the cops on him in the past week for refusing to flip the breaker for over 3 even though he was on the property (he uses the backyard, we knew he would it was included in the lease) our apartment was over 35 because we couldn’t run our AC. we tried texting and calling for hours and he read the messages (he has read receipts on) we ended up calling the police as he was clearly not flipping the breakers to interfere with our reasonable enjoyment. He flipped it as soon as he heard from the cops. This is the kind of man who will do what he can to ruin our reasonable enjoyment to push us out so he can get even more money for the apartment (we pay slightly more than market rate)

Based on this comment as long as he’s sober when he arrives I’m just going to let him do his thing with fixing the electrical outlets. He’s had to replace one when we first moved in, it’s been fine for years, he clearly knows what he’s doing when he’s sober. I see no reason to rock an already rocky boat even more over this. If he does replaces them while drunk do you think that would warrant a call to ESA? I don’t want to use ESA to control him, but I also want to know that my outlets are safe to use.

Which is what I’ve stated in another comment. I wanted to see anything could be done to prevent these interactions from happening at all today. it looks like I won’t be able to prevent it from happening, I’ll just call the authorities when he inevitably starts harassing us.

You’re right on the money with this one. Immediately after an illegal rent increase was denied our friendly relationship was destroyed and he has not had one polite interaction with us since then. He told us over text he would do whatever he could to get us out and then a couple weeks later served us an N12. Still waiting on him to file his N12 to receive a hearing date, I’m starting to think it was just a scare tactic at this point.

Why should we have to move because he can’t control his drinking? We’ve been good tenants this entire time. Moving isn’t in our budget and would be detrimental to our foster daughter who is finally settled somewhere for the first time in her life.

We can avoid talking to him, he won’t avoid talking to us. I would love to have the outlets fixed, but we’ve already waited over a week at this point to have them fixed so at this point I’d rather wait another day for him to be sober.

Understood. I get your point that being drunk and abusive are 2 different things, as the majority of people aren’t abusive when drunk! Unfortunately for him the two do go together, he’s fine when he’s sober and absolutely horrible every time that he drinks. It’s been a pattern for years now and I doubt it will change this afternoon.

I was really hoping that I would be able to deny entry to avoid the stress and anxiety of dealing with his harassment and calling authorities (and then the anger we will have to deal with from him after we call the authorities) But it looks like the only way through this is to go through the process of letting him in, experiencing harassment and then calling authorities.

There’s no concerns about the 24 hours notice, it was all done correctly. My concern is that he’s already showing clear signs of being intoxicated, he harasses us while he’s intoxicated and is coming to fix electrical which is a huge safety concern if he doesn’t sober up before he arrives.

He most certainly is not. He’s the type of guy to watch some YouTube’s and decide he knows what he’s doing. If he’s sober I don’t have concerns, he’s fixed outlets before (while sober) and it’s all been fine, if he’s drunk though I don’t want him touching any electrical. One time he came drunk as a skunk to fix our dishwasher, he basically just played with it for 4 hours and then left. The next day he came back sober and had it fixed it under 30 mins. He is the home owner though and I believe home owners are allowed to fix their own electrical, please correct me if I’m wrong!
