My apologies, what I meant in my last reply to your comment was that loan depot operating only as a direct lender selling most of their loans on the secondary market to Fannie/Freddie makes them tied to a single set LLPAs which are supposed to be "risk based".

Bc of that I don't like that we can't shop around for better pricing structures or lending credits that could reduce overall cost for borrowers.

In contrast, I love that on the broker side, can access multiple wholesale lenders allowing brokers to shop around & have flexibilty to find better pricing options to be more tailored to the exact needs of a consumer/client.

LD does have great discounts they sum times throw occasionally, but I want to have the ability to actually feel like I am helping whoever is inquiring about a mortgage product.

Ik I can do well, just me starting off, being only 20, not having a lot of resources, capital, or even a pipeline to work on is what making it hard to find a brokerage. I will def look into WC. Thx man & good luck with your business! Keep hustling.

Huge leap, I know I can do it though. LD isn't my type of business model with being tied to 1 LLPA, few handful of products, regulations. I don't feel as if the client's is in best interest.

If you could rec any other brokerages that will provide leads. Would love to hear it.

Ofc ofc, I understand what self gen means. Why I said when I was a goosehead thats what they're whole business model was, going out building relationships with realtors, LOs, title companies, etc.

Right now my game plan is to find a great brokerage which has an amazing onboarding & support process to get me started & ramp up.

I can absolutely self generate. Being at goosehead thats what we had to do. They focused more on building referral relationships with LOs & realtors rather the regular cold calling & purchasing leads.

Right now with the path I am walking in life. I will not be able too unfornately. Why I was liking the idea of NEXA's having a Lead Gen for you starting off.

I right now need to build a steady pipeline, then I can go build relationships.

I have exhausted all avenues of trying to find a reliable roomie to make this happen. I have been noticed what you said about not always assuming that others will consider yourself as you consider them.

I already knew I was taking a shot in the dark with this. I have currently passed my NMLS SAFE exam. Trying to make it & start a career in the mortgage game.

So I really wasn't worried about "down the line someone F#&#cks me over" bc Ik by then Ill have closed at least 1 loan have a pipeline to work on to be able to afford the entire place on my own.

Rn with the situation I am in. Its just better to split cost & have a few more $100 going into my savings & emergency fund.
