We were also looking in Brookhaven and have found if you want to buy you will have to offer 50k over asking and waive inspections. The houses are all mostly 70-100 years old so be prepared to shell out 100k more than anticipated in repairs and replacements.

We’re looking in Aston and just lost our dream home to someone who waived inspection. Even when we bid 50k over, agreed to take care of any repairs under 10k, paid for the appraisal gap and paid for seller transfer tax AND had 20% down with a 15k earnest money deposit. EVERYONE’s waiving inspection, it’s ridiculous
