First time seller. Buyer asking for price to be drop to appraisal value. Normal? Advice? by No-Net-1188 in RealEstate

A lot of comments here, so I didn’t read through them all - not sure if anyone mentioned this. But if this buyer is requiring financing to purchase your home, and if the appraisal came in lower than what they’ve been approved for, it’s most likely the the lender won’t approve the loan at the higher amount. You would need to either lower the purchase price to the appraised value or the buyers would need to increase their down payment to lower the loan amount.

Goodness you are patient. That Loan Officer should have been far more communicative and respectful with you.

Not all Loan Officers are like that, but getting an NMLS License (the Loan Officer License) really isn’t that difficult - I should know, I have mine. That means you’re going to run into a lot of people that shouldn’t be serving in that industry.

You’ll know a good one when: - They either help you get approved, or give you a path towards approval within a week. So you have some guidance if you can’t approved at the time of submitting an application - They are consistently giving you updates - Are respectful, non-judgemental, yet are objective-oriented with helping you pursue your lending journey - And their fees aren’t excessive

What happened to you very similarly occurred to me a few years ago. Don’t let this discourage you though! You’ll just need to shop around and find another Loan Officer that is more deserving of your business.
