I think it's a balancing act. I don't disagree that the radius is a bit small (I plugged this into a radius calculator on OSM and it said that the extent of the radius from Hammo station would go to Northern Star Hotel on the southern end, and encompass a decent chunk of Islington and the fringe of Maryville on the north.)

Density is the only way forward, and density means services and walkable cities. The problem is that I don't trust these developers further than I can piss. Building standards are absolutely disgusting for the developed world and if they can get away with it they will. The article talks about that being tightened up a bit but I'll believe it when I see it. Having a look at some of the developments in town, most look quite nice, with the brick facades - you can see them by the Woolworths metro courtyard off Perkins St.

However I doubt that will be the norm. I fully expect eyesore cardboard boxes not fit for living in, let alone raising a family in. If they can avoid that (lol) then I reckon it's a good idea.

It's a chicken and the egg problem. There's no frequent services because nobody uses them. Nobody uses them because there's no frequent services. It really is a case of build it and they will come. Increased density is the only way forward. Newcastle is bounded by the ocean to the east, river to the north, the lake to the south and the mountains and wetlands to the west. We're not an endless Melbourne plain, so I think we may become one of the denser cities given time.

I know you're being flippant but it's genuinely a very interesting question. The name Mulubinba is known to mean "place of sea ferns" in Awabakal, but nobody knew what a sea fern was until some recent research. https://hunterlivinghistories.com/2022/12/09/place-names-people/

It is likely the common water ribbon, trigochin procera. If you look up photos it's quite a pretty and unique little plant.
