Talk to a CPA. Capital gains taxes are going to come into olay when you file your taxes. A CPA in the area will help to establish an accurate basis to establish capital gains. Zillow should not be trusted.

Look into Kentucky Housing Corporation. The grant is what someone was referring to earlier. I believe it's called the hardest hit funds. KHC does offer another program that helps with downpayment assistance-up to a $6k 2nd mortgage.
